Bearings are relative to S. 56°56' E. on P.&S.F. Railroad across the southwest part of Section 13. Grantor excepts from this conveyance and reserves to itself, its assigns, and successors in interest, an undivided one-half of the oil, gas, and other minerals in, on and under and that may be produced from the above described land, along with the full and unqualified right to execute oil, gas, and other mineral leases covering its interest in said land, and provided further that all benefits from any such leases, including but not limited to the consideration paid for such leases, delay rentals, and royalties shall be owned and paid solely to the Lessor. Grantor shall have no interest in and receive no benefit from any such lease entered into by Grantees to which Grantor is not a party and Grantees shall have no interest in and receive no benefit from any such lease entered into by Grantor to which Grantee is not a party; both Grantor and Grantee are sole owners of the right to lease the undivided one-half interest of the oil, gas, and other minerals in, on, and under and that may be produced from the above described land owned by each, each to lease only his own interest and not any of the other, each owning an undivided one-half of the oil, gas, and other minerals in, on, and under and that may be produced from the above described land. This conveyance is made subject to easements and rights-of-way of record in the office of the County Clerk of Lubbock County, Texas, or visible on the ground. TO HAVE AND TO HOLD the above described premises, together with all the rights and appurtenances thereto belonging unto Grantees, their heirs, successors, and assigns forever; and Grantor does hereby bind itself, its successors and assigns to warrant and forever defend the said property unto Grantees, their heirs, successors, and assigns against every person lawfully claiming or to claim the same, or any part thereqf.
