RESOLUTION
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
THAT the Mayor of the City of Lubbock is hereby authorized and directed to accept for and
on behalf of the City of Lubbock a Dedication Deed of Right -of -Way in connection with
certain real property located in Section 15, Block A, Abstract No. 85 and Section 78, Block
A, Abstract No. 688 Lubbock County, Texas, and all related documents. Said Dedication
Deed is attached hereto and incorporated in this Resolution as if fully set forth herein and
shall be included in the minutes of the Council.

DEDICATION DEED OF RIGHT-OF-WAY
KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF LUBBOCK
THAT, Betenbough Homes, LLC, herein called "GRANTOR", for good and valuable consideration due
to the benefits accruing and to accrue to the remainder of GRANTOR's property by the presence of these easements,
has by these presents, GRANTED and CONVEYED and by these presents does GRANT and CONVEY unto the
City of Lubbock, for the use and benefit of the public for street, road, drainage, and public utility purposes, and for
any other ancillary public use as usual and customary in connection therewith, as a street right-of-way, the free and
uninterrupted use, liberty of passage in, on, along, over, upon, under, and across all that property lying and being
situated in Lubbock County, Texas, and being more particularly described as follows, to -wit:
A dedication for right-of-way for a public street to the City of Lubbock, Lubbock County, Texas, located in Section
15, Block A, Abstract No.85 and Section 78, Block A, Abstract No. 688, said right-of-way contains 0.5518 acres
(24,036 square feet) of land being further described by metes and bounds as follows:
BEGINNING at the original southwest corner of Lot 16, A.L. King Addition, an addition to the City of Lubbock,
Lubbock County, Texas, according to the map, plat and/or dedication deed thereof recorded in Volume 469, Page
431 of the Deed Records of Lubbock County, Texas, for the southwest corner of this right-of-way dedication,
having coordinates of Northing: 7,288,833.74 and Easting: 950,198.76 of the Texas Coordinate System of 1983
(2011), Texas North Central Zone, whence the north Quarter corner of Section 15 and the south Quarter corner of
Section 78 bears N. 01 ° 56' 32" E. a distance of 177.04 feet and S. 88' 08' 11" E. a distance of 379.56 feet (per calls
indicated on said plat of A.L. King Addition);
THENCE N. 01 ° 56' 32" E., along the (original) east right-of-way line of North Texas Avenue, as dedicated with
the plat of said A.L. King Addition, a distance of 702.74 feet to a point in the south right-of-way line of Wabash
Street (formerly known as Vassar Street, per plat of A.L. King Addition), as dedicated with the said plat of A.L.
King Addition for the original northwest corner of Lot 25 of said A.L. King Addition and this right-of-way
dedication;
THENCE S. 880 08' 28" E., along the south right-of-way line of said Wabash Avenue and north line of said Lot 25,
a distance of 49.73 feet to a point for the northeast corner of this this right-of-way dedication;
THENCE S. 460 54' 34" W. a distance of 21.23 feet to a point of intersection for the most easterly northeast corner
of this right-of-way dedication;
THENCE S. 01 ° 57' 37" W. a distance of 616.51 feet to a point of curvature and a corner of this right-of-way
dedication;
THENCE southwesterly, along a curve to the right, an arc distance of 69.88 feet, said curve having a radius of
132.00 feet, a delta angle of 300 20' 01 ", a chord distance of 69.07 feet and a chord bearing of S. 17' 07' 38" W., to
a point of intersection and a corner of this right-of-way dedication;
THENCE S. 170 20' 33" E. a distance of 12.40 feet to a point of intersection in the north line of an alley and the
south line of said Lot 16 for the southeast corner of this right-of-way dedication;
THENCE N. 690 01' 28" W., along the north line of said alley, a distance of 21.72 feet to the POINT OF
BEGINNING. Bearings are grid bearings based on the Texas Coordinate System of 1993 (2011), Texas North
Central Zone. The convergence angle to True North is -V 49' 28", and the combined scale factor is 0.99977185.
Distances are at surface, in U.S. Survey Feet.
