AN ORDINANCE AMENDING ZONING ORDINANCE NO.' 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO.' 1378: CHANGE ALL OF -THE PROPERTY IN THE
COWAN ADDITION AND C.C.': LEFTWICH SUBDIVISION,- BOTH ADDITIONS TO
THE CITY OF LUBBOCK,' LUBBOCK COUNTY,' TEXAS,' THAT IS NOT PRESENT
IN AN "R-3" OR LOWER ZONE; THE TRACT OF LAND BETWEEN ORLANDO
AVENUE AND PEORIA. AVENUE ON THE SOUTH SIDE OF 18TH STREET WHICH
EXTENDS SOUTH TO AN ALLEY; AND THE TRIANGULAR SHAPED TRACT OF

REAS, the proposed change in zoning districts as hereinafter made
y presented to the Zoning and Planning Commission for its recommen
h was received by the City Council and after due consideration., the
finds that making the proposed change as hereinafter set out will be
interest; and,
WHEREAS, all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided bysAxticle 1011f_,, Vernon's Annotated Civil Statutes, amended in 1961, an
notice was duly published in. the Lubbock Morning Avalanche Journal more than fift
(15) days prior to the date of the public hearing before the City Council on such prc
posed amendment, and the public hearing according to said notice was duly held in
the City Council Room on the second floor of the City Hall, Lubbock, Texas, at wh
time persons appeared in support of the proposal; and, after said hearing, it was h
the City Council determined that it would be in the public interest, due to changed
conditions, that the Zoning Ordinance and the Zoning Map be amended in the mannE
herein -after set forth in the body of this Ordinance and this Ordinance having been
introduced in final written form prior to first reading hereof; NOW THEREFORE:

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION I.' THAT Ordinance No. 1695 and the Official Zoning Map BE an
the same are hereby amended as follows, to -wit:
ZONE CASE NO.'1378
Change all of the property in the Cowan Addition and C. C. Leftwich
Subdivision, both additions to the City of Lubbock, Lubbock County,
Texas, that is not presently in an "R-3" or lower zone; the tract of
land b-etween Orlando Avenue and Peoria Avenue on the south side of
18th Street which extends south to an alley; and the triangular shaped

tract of land east of said C. C. Leftwich Subdivision, extending to
the Panhandle and Santa Fe Railroad; from an "R-2" to an 1IR-3"
Zoning District;
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That the property be developed for residential use only.
2. That 1500 square feet of lot area be provided for each apartment unit.
3. That 1 1/2 paved off-street parking spaces be provided for each
apartment unit.
SECTION 2,` THAT from and after passage and effective date of this Ordi-
nance said lots, tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in accord -
acne herewith.
AND IT IS SO ORDERED,`
