ORDINANCE NO. 5487 ------+1
AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1098-A: CHANGE TWO TRACTS OF LAND OUT OF
SECTION EIGHT~ BLOCK E-2, CITY OF LUBBOCK, LUBBOCK COUNTY,
TEXAS, FROM AN "R-1" TO "Rlo2" AND "R-3" ZONING DISTRICTS; SUBJECT
TO CONDITIONS; AND PROVID~ FOR PUBLICATION.
WHEREAS, the propo~' c:~ge in zoning districts as hereinafter made has
been duly presented to the. Zoni~g and Planning Commission for its recommendatio
which was received by the ~ity Council and after due consideration, the City
Council finds that making the proposed change as hereinafter set out will be in.:the
public interest; and,
WHEREAS, all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with~ as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article 1011!, Vernon1s Annotated Civil Statutes. amended in 1961, an
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen {15) days prior to the date of the public hearing before the City Council on
such proposed amendment, and the public hearing according to said notice was
duly held in the City Council Room on the second floor of the City Hall~ Lubbock,
Texas, at which time persons appeared in support of the proposal; and~ after said
hearing, it was by the City Council determined that it would be in the public
interest, due to changed conditions, that the Zoning Ordinance and the Zoning Map
be amended in the manner hereinafter set forth in the body of this Ordinance and
this Ordinance having been introduced prior to first reading hereof: NOW THERE-
FORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Map BE and the
same are hereby amended as follows, to-wit:
ZONE CASE NO. 1098-A
Change two tracts of land out of Section 8, Block E-2, City of Lubbock,
Lubbock County, Texas from an "R-111 to "R-211 and "R-3" zoning districts
more fully described as follows:
TRACT 1 Change from "R-1" to'R-2" zoning district.
BEGINNING at a point 617r +north 89°57fl211 west of the southeast corner
of Section 8, Block E-2, Lubbock County, Texas;
THENCE Northeasterly along a line 20' from the rear line of Lots 259
through 270 and Lot 342 Melonie Park Addition, City of Lubbock, Lubbock
County, Texas, to a point in the west line of Indiana Avenuej
THENCE South along the west line of Indiana Avenue 12Qt to a point;
THENCE West 290t:!:. to a point;
THENCE Southwesterly to a point in the south line of Section 8, Blo~k E-2,
located south 89°57t1211 east of the PLACE OF BEGINNING.
SUBJECT TO THE FOLLOWING CONDITION$:
1. That 1 1/2 paved off-street parking spaces be provided for each apart-
ment unit and
2. That each structure erected thereon shall have a minimum of 2, 000
square feet of floor area.
TRACT 2 Change from "R-1 11 to "R-3" zoning district.
BEGINNING at a point north 89°5711211 west, 55. 85r from the southeast
corner of Section 8, Block E -2, Lubbock County, Texas;
THENCE North 89°57'1211 west 446' +to a point;
THENCE Northeasterly 410' +to a point located 2901 + from the west line of
Indiana A venue; --
THENCE South 0°o2r48" west 379' to the PLACE OF BEGINNING.
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Development shall be limited to medical office only.
2. That l paved off-street parking space be provided for each 200 square
feet of floor space.
3. That all buildings be limited to one story in height.
SECTION 2. THAT from and after passage and effective date of this Ordi-
nance said lots, tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in accord
ance herewith.
SECTION 3. THAT the City Secretary is hereby authorized to cause public

by law.
