ORDINANCE NO. 7293
AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 OF THE
CITY OF LUBBOCK BY AMENDING SECTION 6. 9 THEREOF GOVERNING
LOT COVERAGE; AMENDING SECTION 7. 9 GOVERNING LOT COVERAGE;
ADDING A NEW SECTION 22. 3-24 GOVERNING MINI-WAREHOUSES IN THE
"C-4'' DISTRICT: PROVIDING A SAVINGS CLAUSE AND PROVIDING FOR
PUBLICATION.
WHEREAS. the City Council of the City of Lubbock finds that after all
notices have been given and hearings held as provided by law, that it is in the
best interest of the citizens of the City of Lubbock to make the change in the
zoning law as hereinafter set forth; NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Section 6. 9 of Zoning Ordinance No. 7084 of the City
of Lubbock., BE and is hereby amended to read as follows:
"Section 6. 9 Lot Coverage -The combined area of all buildings
shall not exceed forty (40) percent; except that unenclosed
porches and permitted accessory buildings may cover an ad-
ditional 5 percent. "
SECTION 2. THAT Section 7. 9 of Zoning Ordinance No. 7084 of the City
of Lubbock., BE and is hereby am.ended to read as follows:
"Section 7. 9 Lot Coverage -The combined area of all buildings
shall not exceed forty (40) percent except that unclosed porches
and permitted accessory buildings may cover an additional 5
percent. 11
SECTION 3. THAT a new Section 22~ 3-24 BE and is hereby added to
Zoning Ordinance No. 7084 which shall read as follows:
22. 3-24 Mini-warehouses in 11C-411
SUBJECT TO THE FOLLOWING AS MINIMUM CONDITIONS:
1. Limited to single-story structures.
2. Individual lease spaces shall not exceed 250 square feet.
3. The storage of goods which are explosive~ highly flammable#
or produce noxious odors shall be prohibited.

4. No mini-warehouse development lot shall abutt a street
which is the boundary of an abutting "R-1" or 11R-211 zone.
5. A six foot solid masonry fence., or the equivalent., shall be
erected and permanently maintained adjacent to any residen-
tial zone.
6. The mini-warehouse structures., when visible from any resi-
dential parcel., or the fronting street of a commercial zone.,
shall be constructed of material which is comparable in tex-
ture., color and quality to adjacent buildings in commercial
zones. Such detail shall be specified on the site plan.
7. Landscaping and set-back requirements in 11C-411 zone shall
be met as a minim.um requirement.
8. Any person., firm or corporation owning or operating the
subject property failing to comply with the above conditions
shall be guilty of a misdemeanor and upon conviction thereof
shall be subject to a fine not to exceed TWO HUNDRED DOL-
LARS and each and everyday' s violation thereof shall con-
stitute a separate and distinct offense.
The fa'ilure of any corporation owning or operating the sub-
ject property to comply with any of the above conditions
shall render the President., Vice-President., General Mana-
ger., Local Manager and Local Agent liable to the penalty
prescribed in this Section.
SECTION 4. THAT should any section., paragraph, sentence., clause.,
phrase or word of this Ordinance be declared unconstitutional or invalid for
any reason., the remainder of this Ordinance shall not be affected thereby.
SECTION 5. THAT the City Secretary is hereby authorized to cause
oublication of the descriptive caption of this Ordinance as an alternative
m ethod provided by law.
