AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK MAKING THE FOLLOWING
CHANGES: ZONE CASE NO. 2927; A ZONING CHANGE FROM T TO IHC
ZONING ON AN UNPLATTED 9.74 ACRE TRACT OF LAND OUT OF SECTION
31, BLOCK AK, LUBBOCK, TEXAS; PROVIDING A PENALTY;
SUBJECT TO CONDITIONS, PROVIDING A SAVINGS CLAUSE AND
PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been duly
presented to the Planning and Zoning Commission for its recommendation which was
received by the City Council and, after due consideration, the City Council found that due
to changed conditions, it would be expedient and in the interest of the public health,
safety and general welfare to make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amendment to
the Zoning Ordinance and Map have been fully compiled with, including giving notices
in compliance with Section 29-29 of the Code of Ordinances, City of Lubbock, Texas,
and the notices provided by the Texas Local Government Code §211.007 (V emon, 1990),
and notice was duly published in the Lubbock Avalanche-Journal more than fifteen (15)
days prior to the date of the public hearing before the City Council on such proposed
amendment, and the public hearing according to said notice, was held in the City Council
Chamber of the Municipal Building, Lubbock, Texas, at which time persons appeared in
support ofthe proposal; and after said hearing, it was by the City Council determined that
it would be in the public interest, due to changed conditions, that the Zoning Ordinance
and the Zoning Map be amended in the manner hereinafter set forth in the body of this
Ordinances and this Ordinance having been introduced prior to first reading hereof;
NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
ZONE CASE NO. 2927
SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map are
amended as follows:
A change of zoning under the provisions of Section 29-29 of the Code of
Ordinances of the City ofLubbock from T to IHC zoning district on an
unplatted 9.74 acre tract ofland out of Section 31, Block AK, City of
Lubbock, Lubbock County, Texas, located at 7405 Brownfield Road. Subject to
the following condition and being further described as follows:
Field Notes of9.74 acres out of the NE/4 of Section 31, Block AK, Lubbock
County, Texas;
Beginning at a Yl" IR set in the S/line of the N/2 of Section 31 for the most
southerly SE comer of this tract, from whence a RR spike found for the SE
corner of the N/2 of Section 31 bears N 89° 55' 10" E, a distance of847.14';
Thence N 36° 10' 30" W, along the Westerly line of the tract described in
Volume 4047, Page 151 of Lubbock County Official Real Property Records, a
distance of 397.01' to a 3/8" IR found for a corner of the 1.848 Acre
described in Volume 4025, Page 256 of Lubbock County Property Records;
Thence N 53° 52' 15" E, along line of 1.848 Acre Tract, a distance of 469.91'
to a 3/8" IR found for a corner of this tract;
Thence N 36° 18' 55" W, along Westerly line of Tract described in Volume
1979, Page 724 Lubbock County Deed Records, a distance of 438.94' to a%"
IP found for the most northerly NE corner of this tract, in the SIR OW of US
Hwys 62-82;
Thence S 53° 58' 10" W, along Highway ROW, a distance of 468.54' to a 3/8"
IR found for a corner of this tract;
Thence S 53° 49' 30" W, along Highway ROW, a distance of300.39' to a Yl"
IR set for the NW corner of this tract;
Thence S 36° 10' 30" E, along the E/Iines of the tract described in Volume
400, Page 571 of Lubbock County, Deed Records, a distance of 618.04' to a
Yl" IR set for the SW corner of this tract, in the S!line of the N/2 of Section
31;
Thence N 89° 55' 10" E, along said S!line, and the N/ROW of Rancho Verde
Estates Subdivision, a distance of 371.27' to the Place of Beginning.
SUBJECT TO THE FOLLOWING CONDITION:
1. Chain link fencing may surround these lots on the property line
except that a solid screening fence shall be required on the south line
of Lots 1 and 3.
SECTION 2. THAT violation of any provision of this Ordinance shall be deemed
a misdemeanor punishable by fine not to exceed Two Thousand and Noll 00 Dollars
($2,000.00) as provided in Section 29-31 of the Zoning Ordinance of the City of
Lubbock.

SECTION 3. THAT should any paragraph, sentence, clause, phrase or word of
this Ordinance be declared unconstitutional or invalid for any reason, the remainder of
this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause publication
of the descriptive caption of this Ordinance as an alternative method provided by law.
