ORDINANCE NO. _8_9_16 __
AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND THE OFFICIAL MAP
OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING CHANGES: ZONE CASE NO.
2400-A; A CHANGE OF ZONING FROM R-1 TO IDP (INDUSTRIAL PARK DISTRICT) UNDER
PROVISIONS OF SECTION 29-29 OF THE CODE OF ORDINANCES OF THE CITY OF
LUBBOCK, ON A TRACT OF LAND OUT OF SECTION 18, BLOCK A, LUBBOCK COUNTY,
TEXAS; SUBJECT TO CONDITIONS; PROVIDING FOR A PENALTY AS PROVIDED FOR IN
SECTION 29-31(a) OF THE ZONING ORDINANCE; PROVIDING A SAVINGS CLAUSE AND
PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been
duly presented to the Planning and Zoning Commission for its recommendation
which was received by the City Council and, after due consideration, the
City Council finds that due to changed conditions, it would be expedient
and in the interest of the public health, morals, and general welfare to
make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amend-
ment to the Zoning Ordinance and Map have been fully complied with, as well
as giving notices in compliance with Section 29-29 of the Code of Ordin-
ances, City of lubbock, Texas, as well as notices provided by Article
1011f, Vernon's Annotated Civil Statutes, and notice was duly published in
the lubbock Avalanche-Journal more than fifteen (15) days prior to the date
of the public hearing before the City Council on such proposed amendment,
and the public hearing according to said notice was duly held in the City
Council Room of the City Hall, Lubbock, Texas, at which time persons
appeared in support of the proposal; and, after said hearing, it was by the
City Council determined that it would be in the public interest, due to
changed conditions, that the Zoning Ordinance and the Zoning Map be amended
in the manner hereinafter set forth in the body of this Ordinance and this
Ordinance having been introduced prior to first reading hereof; NOW
THEREFORE:
I BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:

lj q SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map BE and
!! the same are hereby amended as follows, to-wit:
A change of zoning from R-1 to IDP (Industrial Park District) under
provisions of Section 29-29 of the Code of Ordinances of the City of
lubbock, on a tract of land out of Section 18, Block A, lubbock
County, Texas, located at the Northeast corner of North Quaker and
loop 289, subject to conditions and being further described as
follows:

METES AND BOUNDS DESCRIPTION of a tract located in Section 18, Block
A, Lubbock County, Texas, being further described as follows:
BEGINNING at a point which bears S. 00°06'52" E. a distance of 577.00
feet and S. 89°49'12" E. a distance of 70.00 feet from the Northwest
corner of Section 18, Block A, Lubbock County, Texas;
THENCE S. 89°49 I 12" E. an approximate distance of 961.32 feet;
THENCE s. oo•o6'52" E. an approximate distance of 20.00 feet;
THENCE S. 89°49' 12" E. an approximate distance of 251.00 feet;
THENCE s. oo•o2'30" w. an approximate distance of 3157.65 feet;
THENCE S. 53°03'03" w. an approximate distance of 896.91 feet;
THENCE S. 60°58'28" w. an approximate distance of 600.51 feet to a
point of curvature;
THENCE Southwesterly around a curve to the right, said curve having a
radius of 77.00 feet, an approximate chord distance of 31.46 feet and
a chord bearing of S. 73°23'08" West;
THENCE N. 00°06'52" W. an approximate distance of 524.73 feet;
THENCE N. 19°33'1711 E. an approximate distance of 3.29 feet to a point
of curvature;
THENCE Northwesterly around a curve to the left, said curve having a
radius of 1095.00 feet, a central angle of 19°40'09", tangent lengths
of 189.82 feet and an approximate chord distance of 374.06 feet;
THENCE N. 00°06'52" W. an approximate distance of 715.96 feet;
THENCE N. 00°43'32" E. an approximate distance of 341.03 feet;

That there shall be no curb cuts on Quaker Avenue with the
exception of Lot 45; and
That there be an additional landscaping requirement of a total of
10% on the lots along Quaker Avenue; and
That there be a minimum 50' building setback on all lots adjacent
to Quaker Avenue.

d. That a site plan, including building elevations showing mate-
rials, color, and texture, shall be submitted and approved by the
Planning and Zoning Commission on each individual tract under
this Zoning Ordinance, prior to the issuance of building permit.
SECTION 2. THAT violation of any provisions of this Ordinance shall
be deemed a misdemeanor punishable by a fine not to exceed the limits
provided in Section 29-31(a) of the Zoning Ordinance of the City of
Lubbock.
SECTION 3. THAT should any paragraph, sentence, clause, phrase or
word of this Ordinance be declared unconstitutional or invalid for any
reason, the remainder of this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause
publication of the descriptive caption of this Ordinance as an alternative
method provided by law.
AND IT IS SO ORDERED.
