AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK MAKING THE FOLLOWING
CHANGES: ZONE CASE NO. 3187; A ZONING CHANGE FROM R-1 AND T TO
C-3 ZONING DISTRICT ON 5.384 ACRES OF LAND OUT OF BLOCK E2,
SECTION 16, LUBBOCK, TEXAS; PROVIDING A PENAL TY; PROVIDING A
SAVINGS CLAUSE; AND PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been duly
. presented to the Planning and Zoning Commission for its recommendation which was
; received by the City Council and, after due consideration, the City Council found that due
i to changed conditions, it would be expedient and in the interest of the public health,
· safety and general welfare to make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amendment to
the Zoning Ordinance and Map have been fully complied with, including giving notices
in compliance with Section 40.01.005 of the Code of Ordinances, City of Lubbock,
Texas, and the notices provided by the Texas Local Government Code §211.007
(Vernon, 1990), and notice was duly published in the Lubbock Avalanche-Journal more
than fifteen (15) days prior to the date of the public hearing before the City Council on
such proposed amendment, and the public hearing according to said notice, was held in
the City Council Chamber of the Municipal Building, Lubbock, Texas, at which time
persons appeared in support of the proposal; and after said hearing, it was by the City
Council determined that it would be in the public interest, due to changed conditions, that
the Zoning Ordinance and the Zoning Map be amended in the manner hereinafter set
forth in the body of this Ordinance and this Ordinance having been introduced prior to
first reading hereof; NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
ZONE CASE NO. 3187
SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map are
amended as follows:
A change of zoning under the provisions of Section 40.01.005 of the Code of
Ordinances of the City of Lubbock from R-1 and T to C-3 zoning district on
5.384 acres of land out of Block E2, Section 16, City of Lubbock, Lubbock
County, Texas, located at South of98th Street and West of Quaker Avenue.
METES AND BOUNDS DESCRIPTION: Attached as Exhibit "A".
SECTION 2. THAT violation of any provision of this Ordinance shall be deemed
a misdemeanor punishable by fine not to exceed Two Thousand and No/100 Dollars
($2 000.00) as provided in Section 40.01.006 of the Zoning Ordinance of the City of
Lubbock .
SECTION 3. THAT should any paragraph. sentence. cl ause. phrase or word of
thi s Ordinance be declared unconstitutional or invalid for any reason, the remainder of
this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause publication
or the dcscri ptivc caption of this Ordinance as an alternative method provided by !av,/.
AND IT IS SO ORDERED.

METES AND BOUNDS DESCRIPTION of a 5.384 acre tract of land located in Section 16, Block E-2, Lubbock
County, Texas, same being that certain tract described as 2 tracts in Volume 10328, Page 19 of the Official
Public Records of Lubbock County, Texas, being further described as follows:
BEGINNING at a 1/2" Iron rod found In the East line of said Section 16 and the South right-of-way line of 98th
Street as described In Volume 1895, Page 321 of the Deed Records of Lubbock County, Texas, at the
Northwest corner of Tract A, Rice Addition to the City of Lubbock, Lubbock County, Texas, according to the
map, plat and/or dedication thereof recorded in Volume 7446, Page 316 and amending plat recorded under
County Clerk file No. 2006021036 of the Official Public Records of Lubbock County, Texas and the Northeast
comer of this tract which bears S. 00°14'17" E. a distance of 335.00 feet from the Northeast corner of Section
16, Block E-2, Lubbock County, Texas;
THENCE S. 00°14'17" E., along the East llne of said Section 16 and the Western boundary of said Tract A, Rice
Addition, at 182.33 feet pass an "X" found cut in concrete at the Southwest corner of said Tract A, Alce Addition
and the Northwest corner of Tract A, GIii Addition to the City of Lubbock, Lubbock County, Texas, according to
the map, plat and/or dedication thereof recorded under County Clerk file No. 2007026957 of the Official Public
Records of Lubbock County, Texas, continuing along the East line of said Section 16 and the Western boundary
of said Tract A, Gill Addition for a total distance of 670.25 feet to a 5/8" iron found in the West right-of-way line of
Quaker Avenue as described in Volume 1892, Page 954·of the Deed Records of Lubbock County, Texas at the
South corner of said Tract A, Gill Addition and the most Easterly Southeast corner of this tract;
THENCE Southwesterly along said West right-of-way line around a curve to the left, said curve having a radius
of 655.00 feet, a central angle of 03°16'19", a chord bearing of S. 21°42'43" W. and a chord distance of 37.40
feet to a point for the most Easterly Northeast comer of Tract A, TMI Addition to the City of Lubbock, Lubbock

Lakeridge Office Park and the Southeast comer of Tract C, Lakeridge Office Park an addition to the City of
Lubbock, Lubbock County, Texas, according to the map, plat and/or dedication thereof recorded under County
Clerk file No. 2006021036 of the Official Public Records of Lubbock County, Texas, continuing along the
Eastern boundary of said Tract C, Lakeridge Office Park for a total distance of 715.00 feet to 1/2" iron rod found
in the South right-of-way line of 98th Street as described in Volume 1895, Page 321 of the Deed Records of
Lubbock County, Texas at the Northeast comer of said Tract C, Lakeridge Office Park and the Northwest comer
of this tract;
THENCE S. 89°59'17" E., along said South right-of-way line, a distance of 115.36 feet to a 1/2" iron rod with cap
set for a point of intersection;
THENCE S. 87°07'32" E., continuing along said South right-of-way line, a distance of 200.25 feet (erroneous
deed calls: S. 88°07'32" E.) to a 1/2" iron rod with cap set for a point of intersection;
THENCE S. 89°59'17" E., continuing along said South right-of-way line, a distance of 14.64 feet to the Point of
Beginning.
