ORDINANCE N0.=$6~1=~--- AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING CHANGE: ZONE CASE NO. 802-A: CHANGE LOTS 2 THRU 333 ALAMO PLAZA ADDITION, CITY OF LUBBOCK, LUBBOCK COUNTY, TEXAS, FROM AN "R-1 11 SPECIFIC USE TO A "C-4" ZONING DISTRICT; SUBJECT TO CONDITIONS; PROVIDING A SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION. WHEREAS.) the proposed change in zoning districts as hereinafter made has been duly presented to the Zoning and Planning Commission for its recommendatio which was received by the City Council.) and after due consideration, the City Council finds that making the proposed change as hereinafter set out will be in the public interest; and, WHEREAS, all conditions precedent required by law for a valid amendment to the Zoning Ordinance and map have been fully complied with, as well as giving notices in compliance with Section 20 of Ordinance No. 1695 as well as notices provided in Article 1011f, Vernon's Annotated Civil Statutes, amended in 1961, and notice was duly published in the Lubbock Morning Avalanche Journal more than fifteen (15) days prior to the date of the public hearing before the City Council on such proposed amendment, and the public hearing according to said notice was duly held in the City Council Room on the second floor of the City Hall, Lubbock, Texas, at which time persons appeared in support of the proposal; and, after said hearing, it was by the City Council determined that it would be in the public inter- est, due to changed conditions, that the Zoning Ordinance and the Zoning Map be amended in the manner hereinafter set forth in the body of this Ordinance and this Ordinance having been introduced prior to first reading hereof; NOW THEREFORE: BE IT ORDAlNED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and the same are hereby amended as follows, to-wit: ZONE CASE NO. 802-A Change Lots 2 thru 33, Alamo Plaza Addition, City of Lubbock, Lubbock County, Texas, from an 11R-111 Specific Use to a "C-411 Zoning District; SUBJECT TO THE FOLLOWING CONDITIONS: 1. That the following uses be excluded: Auction,Sales, Auto Body Shop, Baggage Transfers1 Bakeries, Coffee Roasting, Efficiency Apartments, Laundry, Monument Sales, Road Machinery., Used Car Sales, Skating Rinks, Storage Warehouse, Trailer Coach Park, and Trailer Sales, Trailer Rentals~ or Trailer Service. 2. That a six foot {6 1) high solid permanent type screening fence, with no openings, be erected and permanently maintained along the west line from a point even with the north line of the E-W alley, west of the property extending to 48th Street. Said fence to be erected prior to or con- currently with the next building permit at any location on the property. The fence shall be slanted or step:p,ed down starting at a point 25 1 from 48th Street to a height of 2t feet at the south line of 48th Street. 3. That 2. 2 square feet of paved off-street parking area be provided for each square foot of total building area. SECTION 2. THAT from and after passage and effective date of this Or- dinance said lots, tracts and parcels of land described in Section 1 hereof shall be changed to the zoning district indicated and the Official Map is amended in accordance herewith. SECTION 3. Should any section, paragraph., sentence, clause, phrase or word of this Ordinance be declared unconstitutional or invalid for any reason, the remainder of this Ordinance shall not be affected thereby. SECTION 4. THAT the City Secretary is hereby authorized to cause publi- cation of the descriptive caption of this Ordinance as an alternative method provide y law.
