AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE OFFI
CIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1067A: CHANGE A TRACT OF LAND EXTENDING
530 FEET SOUTH AND 660 FEET EAST OF THE NORTHWEST CORNER, SECTIO

WHEREAS, the proposed change in Zoning Districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommendatio
which was received by the City Council and, after due consideration, the City
Council finds that making the proposed change as hereinafter set out will be in the
public interest; and,
WHEREAS, all conditions precedent required by law for a valid aiQendment t
he Zoning Ordinance and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No, 1695 as well as notices pro
vided by Article lOllf, Vernon's Annotated Civil Statutes, amended in 1961, and
notice was duly published in the Lubbock Morning Avalanche Journal more than fif-
een (15) days prior to the date of the public hearing before the City Council on sue
proposed amendment, and the public hearing according to said notice was duly held
in the City Council R.oom on the second floor of the City Hall, Lubbock~ Texas, at l~hich time persons appeared in support of the proposal; and, after said hearing, i ~as by the City Council determined that it would be in the public interest, due to
changed conditions. that the Zoning Ordinance and the Zoning Map be amended in
he manner hereinafter set forth in the body of this Ordinance and this Ordinance
aving been introduced prior to first reading hereof; NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
he same are hereby amended as follows, to-wit:
ZONE CASE NO. 1067A
Change a tract of land extending 530 feet South and 660 feet East of
the Northwest corner, Section 12, Block E-2, City of Lubbock,
Lubbock County, Texas, from an "R-111 to a "C-211 Zoning District.
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That a 60 foot building setback be observed from Indiana Avenue
and from 66th Street.
2. That a 50 foot building setback be observed from the East property
line.
3. That {1. 6 foot high, solid, permanent type screening fence be erecte
and permanently maintained along the east property line. Said
fence to be erected prior to or concurrently with the first building
permit on the property. Only "pedestrian type" gate openings shall
be permitted. The fence shall be slanted or stepped down beginning
at a point 2 5 feet from the 66th Street property line to a 2t foot
height at the 66th Street property line.
4. Three square feet of paved off-street parking space shall be provide
for each square foot of total building floor area.
SECTION 2. THAT from and after passage and effective date of this Ordin-
ance, said lots, tracts and parcels of land described in Section 1 hereof shall be
changed to the Zoning District indicated and the Official Map is amended in accord-
ance herewith.
SECTION 3. Should any paragraph, sentence, clause, phrase, .o>r word of
this Ordinance be declared unconstitutional or invalid for any reason, the remainde
of this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause publica
tion of the descriptive caption of this Ordinance as an alternative method provided
by law.
AND IT IS SO ORDERED
