STREET PARKING IN THE "C .. 2A" ZONING D1STRICT; .CHANCING SECTION lOA. 6 .. 1 GOVERNING SCREENING IN THE "C .. 2A" ::oNING DlSTRICT; PROVIDING A SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION. WHEREAS. the City Council finds. after all notices have been given and hear ... ings held as provided by law, that it is in the best interest of the citizens of the City of Lubbock to make the change in the zoning law as hereinafter set forth. NOW THEREFORE: BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK: SECTION 1. THAT Section lOA. 5 of zoning Ordinance No. 1695 of the City of Lubbock. Texas, BE and is hereby amended to ~ad as follows: "lOA. 5 OFF.STREET PARKING ... Off ... street parking shall be required for all uses in the district as follows: When more than one class of use occupies a single building or premises, the total number of parking spaces required shall equal the !lum of the requirements for each of those uses determined separat2ly. When any previously existing building within this district is changed in use or the flOOr area increased 25o/o or more above the original area, off ... street parking shall be provided as required in this section. All parking :;paces required by the terms of this district shall be located on the same lot as the building or use served, except when new or additional off.,.street parking is required by virtue of a change or enlargement of the use, such additional spaces may be provided within this district but not more than 200 feet from the use being served. Any lighting of such parking areas shall be so designed as to not cast any glare on adjacent resiā€¢ dential property in the area. Off..,street parking areas, including number of spaces and means of ingress and egress, shall be approved by the City Traffic Engineer under the terms of this district and the City1s Driveway Ordinance. SECTION 2. THAT Section lOA. 6.,.1 of zoning Ordinance No. 1695 of the City of Lubbock. Texas, BE and is hereby amended to read as follows: "lOA. 6oo:ol A solid 6 ... foot permanent type screening fence shall be erected and permanently maintained along the rear property line. A 4 .. foot wide gate shall be permitted and/ or opening for vehicular traffic for ingress and egress where such opening will not cause a traffic KJ:SA hazard and the opening is approved by the City Traffic Engineer. On corner lots this fence shall be slanted or "stepped 11 down from a point 25t from the street property line to a 2 1/21 height at the street property line. When the rear of a building is placed parallel to and within 5: of the rear property line said fence shall not be required., except along the remaining portions of the rear property line which have no building parallel thereto and within 51 thereof. Said fence shall not be required when the rear property line is adjacent to., or across an alley or utility easement from., property zoned in any 11C 11 or 11M" District. 11 SECTION 3. Should any section., paragraph., sentence., clause, phrase, or word of this Ordinance be declared unconstitutional or invalid for any reason, the remainder of this Ordinance shall not be affected thereby. SECTION 4. THAT the City Secretary is hereby authorized to cause publication of the descriptive caption of this Ordinance as an alternative method provided by law.
