AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND THE OFFICIAL MAP
Of THE CITY Of LUBBOCK SO AS TO MAKE THE FOLLOWING CHANGES: ZONE CASE NO.
2503; CHANGE A TRACT Of LAND OUT Of SECTION 14, BLOCK B, CITY Of LUBBOCK,
LUBBOCK COUNTY, TEXAS, FROM R-1 TO AM ZONING DISTRICT; SUBJECT TO CONDI-
TIONS; PROVIDING FOR A PENALTY AS PROVIDED FOR IN SECTION 1-4 Of THE CITY
CODE; PROVIDING A SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been
duly presented to the Planning and Zoning Commission for its recommendation
which was received by the City Council and, after due consideration, the
City Council finds that due to changed conditions, it would be expedient
and in the interest of the public health, morals, and general welfare to
make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amend-
ment to the Zoning Ordinance and Map have been fully complied with, as well
as giving notices in compliance with Section 29-29 of the Code of Ordin-
ances, City of Lubbock, Texas, as well as notices provided by Article
1011f, Vernon's Annotated Civil Statutes, and notice was duly published in
the Lubbock Avalanche-Journal more than fifteen (15) days prior to the date
of the public hearing before the City Council on such proposed amendment,
and the public hearing according to said notice was duly held in the City
Council Room of the City Hall, Lubbock, Texas, at which time persons
appeared in support of the proposal; and, after said hearing, it was by the
City Council determined that it would be in the public interest, due to
changed conditions, that the Zoning Ordinance and the Zoning Map be amended
in the manner hereinafter set forth in the body of this Ordinance and this
Ordinance having been introduced prior to first reading hereof; NOW
THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL Of THE CITY Of LUBBOCK:
ZONE CASE NO. 2503
SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
Change a tract of land out of Section 14, Block B, City of Lubbock,
Lubbock County, Texas, from R-1 to AM Zoning District located at 2500
48th Street, subject to conditions and being further described as
follows:

METES AND BOUNDS DESCRIPTION of a 1.702 acre tract located in Section
14, Block B, Lubbock County, Texas, being further described as
follows:
BEGINNING at a point which bears North a distance of 502.50 feet and
West a distance of 73.45 feet from the Southeast corner of Section 14,
Block B, Lubbock County, Texas;
THENCE West a distance of 561.55 feet;
THENCE North a distance of 132.50 feet;
THENCE East a distance of 543.39 feet to a point of curvature;
THENCE Southeasterly, around a curve to the right, said curve having a
radius of 15.00 feet, a central angle of 88°27'37", tangent lengths of
14.60 feet, and a chord distance of 20.93 feet;
THENCE S. 01°32'23" E. a distance of 117.95 feet to the Point of
Beginning.
SUBJECT TO THE FOLLOWING CONDITIONS:
a. That it be tied to the site plan for Tract C, with the addition
of a four (4) foot brick fence in front of all off-street parking
lots. Fencing to be compatible with landscaping.
b. Tracts D-N will be subject to the site plan review prior to
issuance of a building permit, showing building plans compatible
with the design of the building on the west and of the develop-
ment tracts.
c. A limit of two curb cuts on 48th street -one for Tract C and
another for the balance of the tracts.
d. That the 15 foot setback of the building be subject to the AM
site plan requirements.
e. That the alley should be paved using standard City design and
construction standards for alley access parking.
SECTION 2. THAT violation of any provisions of this Ordinance shall
be deemed a misdemeanor punishable by a fine not to exceed two hundred
dollars as provided in Section 1-4 of the City Code.
SECTION 3. THAT should any paragraph, sentence, clause, phrase or
word of this Ordinance be declared unconstitutional or invalid for any
reason, the remainder of this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause
publication of the descriptive caption of this Ordinance as an alternative
method provided by law.
