AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND THE OFFICIAL MAP
Of THE CITY Of LUBBOCK SO AS TO MAKE THE FOLLOWING CHANGES: ZONE CASE NO.
2502; CHANGE A TRACT Of LAND OUT Of SECTION 17, BLOCK E-2, CITY Of LUBBOCK,
LUBBOCK COUNTY, TEXAS, FROM R-1 TO A-1 AND C-2 ZONING DISTRICTS; SUBJECT TO
CONDITIONS; PROVIDING FOR A PENALTY AS PROVIDED FOR IN SECTION 1-4 Of THE
CITY CODE; PROVIDING A SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been
duly presented to the Planning and Zoning Commission for its recommendation
which was received by the City Council and, after due consideration, the
City Council finds that due to changed conditions, it would be expedient
and in the interest of the public health, morals, and general welfare to
make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amend-
ment to the Zoning Ordinance and Map have been fully complied with, as well
as giving notices in compliance with Section 29-29 of the Code of Ordin-
ances, City of Lubbock, Texas, as well as notices provided by Article
1011f, Vernon's Annotated Civil Statutes, and notice was duly published in
the Lubbock Avalanche-Journal more than fifteen (15) days prior to the date
of the public hearing before the City Council on such proposed amendment,
and the public hearing according to said notice was duly held in the City
Council Room of the City Hall, Lubbock, Texas, at which time persons
appeared in support of the proposal; and, after said hearing, it was by the
City Council determined that it would be in the public interest, due to
changed conditions, that the Zoning Ordinance and the Zoning Map be amended
in the manner hereinafter set forth in the body of this Ordinance and this
Ordinance having been introduced prior to first reading hereof; NOW
THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL Of THE CITY OF LUBBOCK:
ZONE CASE NO. 2502
SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
Change a tract of land out of Section 17, Block E-2, City of Lubbock,
Lubbock County, Texas, from R-1 to A-1 and C-2 Zoning Districts
located at 98th Street and Quaker Avenue, subject to conditions and
being further described as follows:

METES AND BOUNDS DESCRIPTION of a tract of land located in Section 17,
Block E-2, Lubbock County, Texas, being further described as follows:
BEGINNING at a point which bears East an approximate distance of
275.00 feet from the Northwest corner of Section 17, Block E-2,
Lubbock County, Texas;
THENCE East an approximate distance of 700.00 feet;
THENCE approximately s. 55° W., an approximate distance of 310.00
feet;
THENCE approximately S. 75° W., an approximate distance of 465.00
feet;
THENCE North an approximate distance of 300.00 feet to the Point of
Beginning.
CONTAINS: approximately 3.00 acres

Block E-2, Lubbock County, Texas, being further described as follows:
BEGINNING at a point which bears South an approximate distance of
300.00 feet from the Northwest corner of Section 17, Block E-2,

THENCE East an approximate distance of 275.00 feet;
THENCE South an approximate distance of 300.00 feet;
THENCE approximately S. 30° W. an approximate distance of 560.00 feet;
THENCE North an approximate distance of 785.00 feet to the Point of
Beginning.
CONTAINS: approximately 3.40 acres

THENCE approximately N. 75° E. an approximate distance of 465.00 feet;
THENCE approximately N. 55° E. an approximate distance of 310.00 feet;

BEGINNING at a point which bears East an approximate distance of 975
feet from the Northwest corner of Section 17, Block E-2, Lubbock
County, Texas;
THENCE approximately S. 15° E. an approximate distance of 200 feet;
THENCE South an approximate distance of 1120 feet;
THENCE West an approximate distance of 1035 feet;
THENCE South an approximate distance of 450 feet;
THENCE East an approximate distance of 1330 feet;
THENCE North an approximate distance of 1760 feet;
THENCE East an approximate distance of 360 feet to the Point of
Beginning.
CONTAINS: approximately 22.00 acres
SUBJECT TO THE FOLLOWING CONDITIONS:
a. Any commercial tract in the future that carries a requirement for
future site plan review should be worded as follows: "A site
plan, including building elevations showing materials, color and

texture, shall be submitted and approved by the Planning and
Zoning Commission and the City Council on the entire tract under
this Zoning Ordinance, prior to issuance of a building permit."
b. At the time of submittal of the site plan, the following state-
ment shall be affixed to the plan: "All buildings on the total
development tract for this zone shall be consistent and compat-
ible with the material, color, texture and elevation submitted
with the site plan."
c. Exclude the small area west of Quaker Avenue from this case.
SECTION 2. THAT violation of any provisions of this Ordinance shall
be deemed a misdemeanor punishable by a fine not to exceed two hundred
dollars as provided in Section 1-4 of the City Code.
SECTION 3. THAT should any paragraph, sentence, clause, phrase or
word of this Ordinance be declared unconstitutional or invalid for any
reason, the remainder of this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause
publication of the descriptive caption of this Ordinance as an alternative
method provided by law.
