AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND THE OFFICIAL MAP
OF THE CITY or LUBBOCK so AS TO MAKE THE FOLLOWING CHANGES: ZONE CASE NO.
1893-H; CHANGE A TRACT OF LAND OUT OF SECTION 2, BLOCK J-S, CITY OF
LUBBOCK, LUBBOCK COUNTY, TEXAS, FROM R-1 TO C-2A ZONING DISTRICTS, LIMITED
TO PROFESSIONAL OFFICES; SUBJECT TO CONDITIONS; PROVIDING FOR A PENALTY AS
PROVIDED FOR IN SECTION 29-31(a) OF THE ZONING ORDINANCE; PROVIDING A
SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been
duly presented to the Planning and Zoning Commission for its recommendation
which was received by the City Council and, after due consideration, the
City Council finds that due to changed conditions, it would be expedient
and in the interest of the public health, morals, and general welfare to
make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amend-
ment to the Zoning Ordinance and Map have been fully complied with, as well
as giving notices in compliance with Section 29-29 of the Code of Ordin-
ances, City of Lubbock, Texas, as well as notices provided by Article
1011f, Vernon's Annotated Civil Statutes, and notice was duly published in
the Lubbock Avalanche-Journal more than fifteen (15) days prior to the date
of the public hearing before the City Council on such proposed amendment,
and the public hearing according to said notice was duly held in the City
Council Room of the City Hall, Lubbock, Texas, at which time persons
appeared in support of the proposal; and, after said hearing, it was by the
City Council determined that it would be in the public interest, due to
changed conditions, that the Zoning Ordinance and the Zoning Map be amended
in the manner hereinafter set forth in the body of this Ordinance and this
Ordinance having been introduced prior to first reading hereof; NOW
THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
ZONE CASE NO. 1893-H
SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
Change a tract of land out of Section 2, Block J-S, City of Lubbock,
Lubbock County, Texas, from R-1 to C-2A Zoning District, limited to
professional offices, subject to conditions and being further des-
cribed as follows:
METES AND BOUNDS DESCRIPTION of a portion of Tract "C", Shadow Hills,
an Addition to the City of Lubbock, and an adjoining tract located in
Section 2, Block J-S, Lubbock County, Texas, being further described
as follows:
BEGINNING at a 1/2" iron rod set, which bears North 734.41 feet and S.
89°58 1 21 11 W. , 2580 .81 feet from the Southeast corner of Section 2 ,
Block J-S, Lubbock County, Texas;
THENCE North a distance of 71.64 feet to a set iron rod;
THENCE N. 81°15'20" E. a distance of 281.86 feet to a set iron rod;
THENCE N. 75°05 1 E. a distance of 629.08 feet to a set iron rod;
THENCE N. 27° 45' 30" E. a distance of 370 .90 feet to a set iron rod;
THENCE s. 62°14'3011 E. a distance of 151.01 feet to a set iron rod;
THENCE s. 22°34'36" E. a distance of 613.49 feet to a set iron rod;
THENCE Westerly, around a curve to the right, said curve having a
radius of 559.81 feet, a central angle of 30', tangent lengths of
150.00 feet, and a chord distance of 289.78 feet to a 5/811 iron rod
found;
THENCE East a distance of 200.00 feet pass a 1/2" iron rod found, for
a total distance of 347.00 feet to a 1/2" square tube found;
THENCE Easterly, around a curve to the right, said curve having a
radius of 610.17 feet, a central angle of 23', tangent lengths of
124.14 feet, and a chord distance of 243.30 feet to a square tube
found;
THENCE Easterly, around a reverse curve to the left, said curve having
a radius of 737.27 feet, a central angle of 23°, tangent lengths of
150.00 feet, and a chord distance of 293.98 feet to a square tube
found;
THENCE East 275.00 feet to the POINT OF BEGINNING.
CONTAINS: 10.321 acres of land.
SUBJECT TO THE FOLLOWING CONDITIONS:
a. That the zoning be limited to professional offices.
b. That the total gross floor space for the development be limited
to no more than 81,920 square feet.
SECTION 2. THAT violation of any provisions of this Ordinance shall
be deemed a misdemeanor punishable by a fine not to exceed the limits
I provided in Section 29-31(a) of the Zoning Ordinance of the City of
Lubbock. .

SECTION 3. THAT should any paragraph, sentence, clause, phrase or
word of this Ordinance be declared unconstitutional or invalid for any
reason, the remainder of this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause
publication of the descriptive caption of this Ordinance as an alternative
method provided by law.
AND IT IS SO ORDERED.
