AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND THE OFFICIAL MAP or THE CITY or LUBBOCK so AS TO MAKE THE FOLLOWING CHANGES: ZONE CASE NO.
2269-F; CHANGE A TRACT OF LAND OUT or SECTION 14, BLOCK E-2, CITY or
LUBBOCK, LUBBOCK COUNTY, TEXAS, TO AMEND THE SITE PLAN; SUBJECT TO CONDI-
TIONS; PROVIDING FOR A PENALTY AS PROVIDED FOR IN SECTION 1-4 or THE CITY
CODE; PROVIDING A SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been
duly presented to the Planning and Zoning Commission for its recommendation
which was received by the City Council and, after due consideration, the
City Council finds that due to changed conditions, it would be expedient
and in the interest of the public health, morals, and general welfare to
make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amend-
ment to the Zoning Ordinance and Map have been fully complied with, as well
as giving notices in compliance with Section 26 of Ordinance No. 7084, as
well as notices provided by Article 1011f, Vernon's Annotated Civil
Statutes, amended in 1961, and notice was duly published in the Lubbock
Morning Avalanche-Journal more than fifteen (15) days prior to the date of
the public hearing before the City Council on such proposed amendment, and
the public hearing according to said notice was duly held in the City
Council Room on the second floor of the City Hall, Lubbock, Texas, at which
time persons appeared in support of the proposal; and, after said hearing,
it was by the City Council determined that it would be in the public
interest, due to changed conditions, that the Zoning Ordinance and_the
Zoning Map be amended in the manner hereinafter set forth in the body of
this Ordinance and this Ordinance having been introduced prior to first
reading hereof; NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
ZONE CASE NO. 2269-F
SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
Change a tract of land out of Section 14, Block E-2, City of Lubbock,
Lubbock County, Texas, to amend the site plan located at 82nd Street
and Quaker Avenue, subject to conditions and being further described
as follows:
METES ANO BOUNDS DESCRIPTION for Tracts G and H, King's Gate Addition
to the City of Lubbock, Lubbock County, Texas, being further described
as follows:

BEGINNING at a point which bears S. 00°03 1 13" W., 84.88 feet and S.
89°56'47" E., 87.00 feet from the Northwest corner of Section 14,
Block E-2;
THENCE Northeasterly, around a curve to the right, said curve having a
radius of 30.00 feet;
THENCE N. 89°59'40" E. a distance of 736.02 feet to a point of
curvature;
THENCE Southeasterly, around a curve to the right, said curve having a
radius of 15.00 feet;
THENCE s. 00°00'20" E. a distance of 181.05 feet to a point of
curvature;
THENCE Southeasterly, around a curve to the left, said curve having a
chord distance of 462.22 feet;
THENCE S. 24°58'5011 E. a distance of 90.00 feet;
THENCE N. 65°01'10" E. a distance of 30.00 feet;
THENCE Southeasterly, around a curve to the right, said curve having a
chord distance of 150.49 feet;
THENCE S. 00°01'11" W. a distance of 422.12 feet;
THENCE N. 89°58'50" W. a distance of 566.97 feet to a point of
curvature;
THENCE Southwesterly, around a curve to the left, said curve having a
chord distance of 215.55 feet, to a point of reverse curvature;
THENCE Southwesterly, around a curve to the right, said curve having a
chord distance of 215.55 feet;
THENCE N. 89°58'5011 w. a distance of 15.00 feet;
THENCE N. 00°03'13" E. a distance of 608.00 feet;
THENCE N. 01°57'46" E. a distance of 260.23 feet;

Beginning.

CONTAINS: 26.8 acres
SUBJECT TO THE FOLLOWING CONDITIONS:
a. That it be tied to the site plan es presented.
b. That it be subject to approval of the replet.
c. That the parking ratio be 4.5 spaces for each 1,000 square feet
of gross building area.
d. That the main building and the subsequent detached buildings be
of comparable materials and that they be architecturally compat-
ible.
SECTION 2. THAT violation of any provisions of this Ordinance shall
be deemed a misdemeanor punishable by a fine not to exceed two hundred
dollars as provided in Section 1-4 of the City Code.
SECTION 3. THAT should any paragraph, sentence, claus~, phrase or
word of this Ordinance be declared unconstitutional or invalid for any
reason, the remainder of this Ordinance shell not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause
publication of the descriptive caption of this Ordinance as an alternative
method provided by law.
