B: CHANGE A TRACT OF LAND OUT OF SECTION 14., BLOCK B., LUBBOCK COUNTY., TEXAS., AND THE SOUTH 1ot OF LOT 10., BLOCK 26, MODERN MANORS ADDITION,. CITY OF LUBBOCK., LUBBOCK COUNTY., TEXAS, FROM AN 11R .. 311 TO A 11C .. 2A11 ZONING DJSTRICT SUBJECT TO CONDITIONS. WHEREAS, the proposed change in zoning districts as hereinafter made has been duly presented to the Zoning and Planning Commission for its recomm .. endation, which was received by the City Council and after due consideration, the City Council finds that making the proposed change as hereinafter set out will be in the public interest; and, WHEREAS, all conditions precedent required by law for a valid amendmen to the Zoning Ordinance and Map have been fully complied with., as well as giving notices in compliance with Section 20 of Ordinance No. 1695 as well as notices provided by Article l0llf, Vernon's Annotated Civil. Statutes, amencled in 1961, and notice was duly published in the Lubbock Morning Avalanche Journal more than fifteen (15) days prior to the date of the public hearing before the City Counc · on such proposed amendment, and the public hearing according to said notice was duly held in the City Council Room on the second floor of the City Hall., Lubbock., Texas, at which time persons appeared in support of the proposal; and, after said hearing, it was by the City Council determined that it would be in the public interest, due to changed conditions., that the Zoning Ordinance and Zoning Map be amended in the manner hereinafter set forth in the body of this Ordinance and this Ordinance having been introduced prior to first reading hereof; NOW THEREFORE: BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and the same are hereby amended as follows~ to-wit: ZONE CASE NO. 1022-B Change a tract of land out of Section 14., Block B, Lubbock County, Texas, and the South 1or of Lot 10., Bloc~..26, ,M'Oderii Man~ Ad~itidn, City of Lubboc~ Lubbock County., Texas, from an 11R .. 3" to a "C--2A11 Zoning District, property is further described by metes and bounds as follows: BEGINNING at a point which is 301 east and 35' north of the southwest corner of the southeast 1/4 of Section 14., Block B, Lubbock County., Texa for the southwest and beginning corner of this tract; THENCE North 295' to a point in the east right of way line of Elgin Avenue for the northwest corner of this tract; THENCE East 102? to a point for the northeast corner of this tract; THENCE South 295' to a point for the southeast corner of this tract; THENCE West 1021 to the PLACE OF BEGThlNlNG. SUBJECT TO THE FOLLOWING CONDITIONS: 1. That a 25' building set·back line be observed from the north property line. 2. That an 25t building setback line be observed from 50th Street. SECTION 2. THAT from and after passage and effective date of this Ordinance said lots,. tracts and parcels of land described in Section 1 hereof shall be changed to the Zoning district indicated and the Official Map is amended in accordance herewith. AND IT IS SO ORDERED., Passed by the Council on first reading 24th
