AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL ZONING MAP OF THE CITY OF LUBBOCK SO AS TO MAKE
THE FOLLOWING CHANGE: ZONE CASE NO. 1488: CHANGE LOTS 7
THRU 12, BLOCK 12, SOUTHPORT ADDITION, CITY OF LUBBOCK ..
LUBBOCK COUNTY, TExAs .. FROM AN "R ... l" TO A "C ... 4,. ZONING D1STRIPT.'
SUBJECT TO CONDITIONS.
WHEREAS, the proposed change in zoning districts as hereinafter made
has been duly presented to the Zoning and Planning Commission for its
recommendation, which was received by the City CoW1cil and after due
consideration, the City Council finds that making the proposed change as
hereinafter set out will be in the public interest; and,
WHEREAS, all conditions precedent required by law for a valid amend ...
ment to the Zoning Ordinance and Map have been fully complied with, as
well as giving notices in compliance with Section 20, of Ordinance No. 1695
as well as notices provided by Article 1011f, Vernon's Annotated Civil
Statutes, amended in 1961, and notice was duly published in the Lubbock
Morning Avalanche Journal more than fifteen (15) days prior to the date
of the public hearing before the City Council on such proposed amendment,
and the public hearing according to said notice .was duly held in the City
Council Room on the second floor of the City Hall, Lubbock, Texas, at whicl
time persons appeared in support of the proposal; and, after said hearing
it was by the City Council determined that it would be in the public interes~
due to changed conditions, that the Zoning Ordinance and the Zoning Map
be amended in the manner hereinafter set forth in the body of this Ordinance
and this Ordinance having been introduced priOr to first reading hereof;
NOW, THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE
and the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1488
Change lots 7 thru 12, Block 12, Southport Addition, City of Lubbock,
Lubbock County, Texas, from an "R .. ltt to a 11C•4u Zoning District.
SUBJECT TO THE FOLLOWING CONDITIONS:

1. That lot coverage be limited to 25o/o.
2. That a solid 6' permanent type screening fence be erected and
permanently maintained along the Avenue P property line and along
the North line of the east-west alley. The fence along the Avenue P
property line shall be sloped from a point 25r south of the south line
of 41st Street to a height of 2 1/2t at the South line of 41st Street. Said
fence shall be erected prior to or concurrently with the first building
permit. No vehicular access shall be permitted thru either fence.
3. That a 40' building setback line be observed from the east-west ' alley.
4. That a 60t building setback line be observed from Avenue P.
SECTION 2. THAT from and after passage and effective date of this
Ordinance said lots~ tracts or parcels of land described in Section 1 hereof
shall be changed to the zoning district indicated and the Official Map be
amended in accordance herewith.
AND IT lS SO ORDERED.
