OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOL ...
LOWING ZONE CHANGE: ZONE CASE NO. 1490: CHANGE A TRACT OF
LAND Our OF SECTION 10, BLOCK E-2,. LUBBOCK COUNTY, TEXAS,
FROM AN "R ... l 11 TO A "C-411 ZONING DISTRICT. SUBJECT TO CONDITIO
WHEREAS, the proposed change in zoning districts as hereinafter made
has been duly presented to the Zoning and Planning Commission for its
recommendation, which was recieved by the City Council and after due
consideration_. the City Council finds that making the proposed change as
hereinafter set out will be in the public interest; and,
WHEREAS, all conditions precedent required by law for a valid amend ...
ment to the Zoning Ordinanc~ and Map have been fully complied with, as
well as giving notices in compli.cince with Section 20 of Ordinance No. 1695
as well as notices provided by Article lOllf, Vernonts Annotated Civil
Statutes,. amended in 1961, and notice was duly published in the Lubbock
Morning Avalanche Journal more than fifteen (15) days prior to the date of
the public hearing before tile City Council on such proposed amendment,
and the public hearing according to said notice was duly held in the City Co
cil Room on the second floor of the City Hall_. Lubbock, Texas,. at which
time persons appeared in support of the proposal; and, after said hearing
it was by the City Council determined that it would be in the public interest
due to changed conditions, that the Zoning Ordinance and the Zoning Map be
amended in the manner hereinafter set forth in the body of this Ordinance
a.nd this Ordinance having been introduced prior to first reading hereof;
NOW,. THEREFORE:
BE IT ORDAlNED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map
BE and the same are hereby amended as follows, to-wit:
ZONE CASE NO~i 1490.
Change a tract of land out of Section 10, Block E-2, Lubbock County,
Texas, from an "R-.. 111 to a 11C•411 Zoning District. Property is further
described by metes and bounds, to-wit:
BEGINNIN"G at a point 189. 8' south of the northwest corner of Section 1
Block E-2;

THENCE South a distance of 1130. 2f to a point;
THENCE East a distance of 2640.' to a point;
THENCE North a distance of 639.91 to a point;
THENCE North 72°001 West along the South right of way line of Loop
289 a distance of 1950. 31 to a point;
0 THENCE North 77 44' west a distance of 378. sr to a point;
THENCE West along a line parallel to the south line of said tract a
distance of 242. 1' to a point;
THENCE South around a curve having a radius of 2151 a distance of 232. sr
to a point;
THENCE West 58. 5t to the PLACE OF BEGINNING.
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Any development hereon shall be in accordance with the site plan
approved by the City Council and on file in the office of the Secretary of
the Planning and Zoning Commission.
2. That 1001 building setback lines be observed from the North, South,
and East property lines.
3. That a 1601 building setback line be observed from the west line of
Section 10, Block E-2, Lubbock County, Texas.
4. That a 61 solid permanent type screening fence be erected; and per-
manently maintained along the west, south and east property lines. The
fence along the west property line shall be of brick construction. No
vehicular access shall be permitted thru the fences. Said fences shall
be constructed prior to or concurrently with the first building permit. T1e
fence along the east property line shall not be required between the builc-
ing setback line from Loop 289 and Loop 289.
5. That all signs erected shall be located between Loop 289 and the fror:t
of the buildings on said premises.
6. That an easement for trash collection be granted.
SECTION 2. THAT from and after passage and effective date of this
Ordinance said lots, tracts and parcels of land described in Section 1 hereof

shall be changed to the zoning district indicated and the Official Map
is amended in accordance herewith.
