AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1943: CHANGE A TRACT OF LAND OUT OF
SECTION 18~ BLOCK A, THE NORTH 800 FEET OF TRACT 1 FROM AN "R-1 11
TO "M-1 11 ZONING DISTRICT; PROPERTY FURTHER DESCRIBED BY METES
AND BOUNDS IN THE BODY OF THIS ORDINANCE; PROVIDING A SAVINGS
CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS, the proposed change in zoning districts as hereinafter made
has been duly presented to the Planning and Zoning Commission for its recom-
mendation, which was received by the City Council and after due consideration,
the City Council finds that making the proposed change as hereinafter set out
will be in the public interest; and,
WHEREAS, all conditions precedent required by law for a valid atmnd-
ment 1o the Zoning Ordinance and Map have been fully complied with, as well as
giving notices in compliance with Section 20 of Ordinance No. 1695 as well as
notices provided by Article lOllf, Vernon's Annotated Civil Statutes, amended
in 1961, and notice was duly published in the Lubbock Morning Avalanche Journal
more than fifteen (15) days prior to the date of the public hearing before the City
Council on such proposed amendment, and the public hearing according to said
notice was duly held in the City Council Room onthe second floor of the City Hall,
Lubbock, Texas, at which time persons appeared in support of the proposal; and,
after said hearing, it was by the City Council determined that it would be to the
public interest, due to changed conditions, that the Zoning Ordinance and Zoning
1\lhp be amended in the manner hereinafter set forth in the body of this Ordinance
and this Ordinance having been introduced prior to first reading hereof;
NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zon~g Map BE
and the same are herepy amended as follows, to-wit:
ZONE CASE NO. 1943
Change a tract of land out of Section 18,
Block A. The North 800 feet of tract 1
froman 11R-1" to 11M-1 11 zoning district.
Property further described by metes and
bounds in the body of this Ordinance.
BEGINNING at a 3/4" pipe found at the intersection of the East line
of the said McCrummen 139.1 acre tract and...the Northwesterly
right-of-way line of State Highway Loop 289 at the most Southern
corner shown on recorded plat of Lot 4, Clovis Road Addition to
the City of Lubbock, for the Southeast corner of this tract, from
which a railroad spike set in pavement at the Southeast corner of
Section 18 bears.South 2484.4 feet and South 89° 561 East 2748.6
feet;
THENCE North~ along the East line of the said 139.1 acre tract.,
480.4 feet to a 111 iron pipe set at the Southeast corner of a tract
of land described in deed from Mattie F. McCrummen toR. C.
Badgett which is recorded in Vol. 402, Page 581 of the Lubbock
County Deed Records, for the most Eastern Northeast corner of
this tract;
THENCE North 89° 561 West., parallel to the South line of Section
18, a distance of 127. 5 feet to a 111 iron pipe set at the Southeast
corner of tre said Badgett1ract for an interior corner of this
tract;
THENCE North, along the V\est line of the Badgett tract, 1524. 1
feet to a 1 11 iron pipe set in the Southwesterly right-of-way line of
U. S. Highway 84, for the most Northern Northeast corner of
this tract;
THENCE North 57° oot \\est., along said right-of-way line, 1047. 6
feet to a 1" iron pipe set in the East line of a 3 acre tract
described in deed from w. L. McCrummen to C. E. & E. L. Dean
which is !t.ecorded in Vol. 230, Page 163 of the Lubbock County
Deed Records, for the most Northern Northeast corner of this
tract;
THENCE South, along the East lines of the said 3 acre tract and a
5 acre tract described in deed from W. L. McCrumrren roC. E.
& C. L. Dean which is recorded in Vol. 273, Page 289 of the
Lubbock County Deed Records, a total distance of 1364. 9 feet to a
1" iron pipe set at the Southeast corner of the said 5 acre tract for
an interior corner of this tract;
THENCE North 89° 56' V\est., parallel to the South line of Section
18, a distance of 258.0 feet to a 1" inon pipe set in the West line
of the said McCrum:r.en 139. 1 acre tract for the Southwest corner
of the said Dean 5 acre tract and the most Western Northwest
corner of this t:rtact;
THENCE South, along the West line of the said 139. 1 acre tract,
2160. 1 feet to a 1" iron pipe set in the Northwesterly right-of-way
!~:~t~ State Highway Loop 289 for the Southwest corner of this ~
THENCE North 53 ° os• East. I along said right-of-way line, 1579. 5
feet to the PLACE OF BEGINNING, and containing 68.499 acres
of land.

SECTION 2. THAT from and after passage and effective date of this
Ordinance, said lots, tracts and parcels of land described in Section 1 hereof
shall be changed to the zoning district indicated and tee Q'ficial Map is arrended
.J in accordance herewith. •
SECTION 3. THAT should any section, paragraph, sentence, clause,
phrase or word of this Ordinance be declared unconstitutional or invalid for any
reason, the remainder of this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause
publication of the de satiptive caption of this Ordinance as an alternative method
provided by law.
