AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND
THE OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE
FOLLOWING CHANGE: ZONE CASE NO. 1465: CHANGE THE SOUTH

ING DJSTRICT; SUBJECT TO CONDITIONS.
WHEREAS, the proposed change in zoning distriCts as hereinafter
made has been duly presented to the Zoning and Planning Commission for its
recommendation, which was received by the City Council and after due

WHEREAS, all conditions precedent required by law for a valid amen ...
ment to the Zoning Ordinance and Map have been fully complied with. as well
as giving notices in compliance with Section 20 of Ordinance No. 1695 as well
as notices provided by Article 101lf, Vernon's Annotated Civil Statutes,
amended in 1961, and notice was duly published in the Lubbock Morning
Avalanche Journal more than fifteen (15} dyas prior to the date of the public
hearing before the City Council on such proposed amendment., and the public
hearing according to said notice was duly held in the City Council Room on
the second .floor of the City Hall, Lubboc~ Texas, at which time persons
appeared in support of the proposal; and, after said hearing, it was by the
City Council determined that it would be in the public interest .. due to changed
conditions, that the Zoning Ordinance and Zoning Map be amended in the
manner hereinafter set forth in the body of this Ordinance and this Ordinance
having been intorduced prior to first reading hereof; NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map
BE and the same is hereby amended as follows, to ... wit:
ZONE CASE NO. 1465
Change the South 2251 of Blocks 18, 19 and 20., Modern
Manors Addition, City of Lubboc~ Lubbock County, Texas,
from an uR ... 311 to a "C ... 2A11 Zoning District;
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That a minimum 321 building setback be observed from the South
property line and that a ·minimum 251 building set back be observed
from the North property line.

2. That a solid 61 permanent type screening fence be
erected and maintained along the North property line.
Said fence to comply with Section 15. 1-2-2 pf the
Zoning Ordinance.
3.. That the alley adjacent to the West property 1 ine be paved.
4. That no wall or fence be erected between the building set
back line and 50th Street.
SECTION 2. THAT from and after passage and effective date of this
Ordinance, said lots, tracts and parcels of land described in Section 1 hereof
shall be changed to the zoning district indicated and the Official Map is
amended in accordance herewith.
AND IT IS SO ORDERED~
