AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO~ 1430 ... A: CHANGE EIGHT TRACTS OF LAND OUT

WHEREAS, the proposed change in zoning districts as hereinafter made
has been duly presented to the Zoning and Planning Commission for its recommen
dation, which was received by the City Council and after due consideration, the
City Council finds that making the propesed change as hereinafter set out will be i
the public interest; and,
WHEREAS, all conditions precedent required by law for a valid amendmen
to the Zoning Ordinance and Map have been fully complied with., as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices pr
vided by Article lOllf, Vernonts Annotated Civil Statutes, amended in 1961, and
notice was duly published in the Lubbock Morning Avalanche Journal more than fif
teen (15) days prior to the date of the public hearing before the City Council on su
proposed amendment, arid the public hearing according to said notice was duly hel
in the City Council Room on the second floor of the City Hall, Lubbock, Texas. at
which time persons appeared in support of the proposal.~ and, after said hearing, i
was by the City Council determined that it would be inJ=the public interest, due to ·
changed conditions. that the Zoning Ordinance and the Zoning Map be amend~d in
the manner hereinafter set forth in the body of this Ordinance and this Ordinance
having been introduced prior to first reading hereof; NOW THEREF.ORE: ..
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY .OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 'and the Official Zoning Map BE
and the same are hereby amended as follows, to-wit:

SUBJECT TO CONDITIONS. IF ANY# LISTED UNDER EACH TRACT:
TRACT A-1
Change to "C-4" limited to 11C-211 uses plus new car dealership with
following conditions:
1. A 61 solid permanent type screening fence shall be constructed and
permanently maintained along the south property line. Said fence to be
constructed concurrently with or prior to the first building permit on this
tract. No driveway openings shall be permitted in the fence. Pedestrian
"Gate" openings shall be permitted.
2. No building be located closer than 381 to the south property line.
3. Any body, and/ or paint shops be located a minimum of 1oot from any
property line.
4. All lighting., including lighted signs, shall be shielded to, or designed
to direct the light away from adjacent residentially zoned property.
5. Development of the property shall be in accordance with the general
plan presented at the hearing.
6. Building height shall not exceed one story.
7. "C-211 Sign Regulations shall apply.
8. Where a service station may be constructed it may be constructed no
closer than 43i to any property line with such set-back requirements to
include pumps., canopies and pylon or free-standing signs in addition to
the main building.
TRACT A-2
Change to 11C-2" with following conditions:
1. A 61 solid permanent type screening fence shall be constructed and

Change to "R-311 with the following conditions:
1. Development shall be limited to apartment only.
2. The west 9001 shall be limited to one story.
3. A minimum of 1500 square feet of lot area and 11/2 paved off-
street parking spaces shall be provided for each apartment unit.
SECTION 2. THAT from and after passage and effective date of this
Ordinance., said lots.1 tracts and parcels of land described in Section 1 hereof
shall be changed to the Zoning District indicated and the Official Map is amended
in accordance herewith.
