AN ORDINANCE AMENUI·NG ZONING ORDINANCE NO. 1695 OF THE
CITY OF l!'J BBOCK BY AMENDING SECTION 2. 47 DEFINING EFFICIENCY
APARTMENTS; ADDING A NEW SECTION 2. 66A DEFINING LANDSCAPING;
AMENDING SECTION 7A. 9 GOVERNING OFF-STREET PARKING; ADDING A
~EW SECTION 7A.10 GOVERNING LANDSCAPING REQUIREMENTS; ADDING
A NEW SECTION 7B. 1-5A PROVIDING FOR EFFICIENCY UNITS; AMENDING
SECTION 7B. 7 GOVERNING DENSITY; AMENDING SECTION 7B. 9 GOVERNING
OFF-STREET PARKING; ADDING A NEW SECTION 7B.10 GOVERNING
LANDSCAPING REQUIREMENTS; ADDING A N E W SECTION 8.1-4A PROVID-
ING FOR EFFICIENCY UNITS; ADDING A NEW SECTION 8. 3-5A GOVERNING
DENSITY; ADDING A NEW SECTION 8. 5 GOVERNING OFF-STREET
PARKING; ADDING A NEW SECTION 8. 6 GOVERING LANDSCAPING
REQJJffiEMENTS; REPEALING SEGTION 12.1-21; PROVIDING AN EFFECTIVE
DATE; PROVIDING A SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS .. the City Cpuncil finds that after all notices have been given
and hearing held as provided by law, that it is in the best interest of the
citizens of the City of Lubbock to make the change in the zoning law as herein-
after set forth; NOW THERE FORE:
BE IT ORDA1NED BY THE CITY COUNCIL OF THE CITX OF LUBBOCK:
SECTION 1. THAT Section 2. 47 of Zoning Ordinance No. 1695 of the
City of Lubbock, BE and is hereby amended to read as follows:
!'2. 47 EFFJ::CIENCY UNITS:
A one (1) room dwelling .. designed for occupancy by one
(1) person .. containing 250 -350 square feet of net floor
area. The unit may include kitchen facilities within the
room and shall have a bathroom. 11
SECTION 2. THAT a new Section 2. 66-A is hereby added to Zoning
Ordinance No. 1695 of the City of Lubbock .. which shall read as follows:
112. 66-A LANDSCAPING:
Creating an aestetic effect by the use of natural forms ..
feature and plant material including ground and water
forms, vegetation, and other landscape features, Land-
scaping shall not include the use of smooth concrete or
asphalt."
SECTION 3. THAT Section 7A, 9 of Zoning Ordinance No. 1695 of the
City of Lubbock, BE and is hereby amended to read as follows:
"7 A. 9 APARTMENTS:
One and one ... half (l'f) space for each bedroom nnit,
two (2) spaces for each unit with two (2) or more bed-
rooms, plus one(l) additional space for each four (4)
units in the development. 11
SECTION 4. THAT a new Section 7A.10 is hereby added to Zoning
Ordinance No. 1695 of the City of Lubbock, which shall read as follows:
"7A.10 LANDSCAPING REQUIREMENT:
Fifteen (15) percent of the total development lot area shall
be landscaped and permanently maintained. One-third (1/3)
of the requhted landscaping shall be located in the required
front yard. The parkway area, if landscaped and perman ...
ently maintained may be counted as a portion of the required
15o/o. H0 wever, if used, this area shall be additional to the
one-third required in the front yard.''
SECTION 5. THAT a new Section 7B.l1.45A is hereby added to Zoning
Ordinance No. 1695 of the City of Lubbock, which shall read as follows:
"7B. 105A EFFICIENCY UNITS as defined in Sec. 2. 47. ''
SECTION 6. THAT Section 7B. 7 of Ordinance No. 1695 of the City of
Lubbock, BE and is hereby amended to read as follows:
"7B. 7 DENSITY:
One dwellilg unit for each one thousand (1, 000) square feet of
net development lot area shall be allowed, except that there
shall be no density requirement for efficiency units as defined
in Section 2. 47. Net area shall be defined by the property
lines of the development lot."
SEC'JK}N 7. THAT Section 7B. 9 of Ordinance No. 1695 of the City of
Lubbock, BE and is hereby amended to read as follows:
"7B. 9 APARTMENTS:
One space for each efficiency unit, one and one-half Ut)
spaces for each one bedroom unit, two (2:) spaces for each
unit with two or more bedrooms, plus one (1) additional
space for each four (4) units in development.

SECTION 8. THAT a new Section 7B. 10 is hereby added to Zoning
Ordinance No. 1695 of the· City of Lubbock, which shall read as follows . .
117B.10 LANDSCAPING REQUIRMENT:
Fifteen (15) percent of the total development lot area shall

SECTION 9. THAT a new Section a.1 ~4A is hereby added to Zoning
Ordinance No. 1695 of the City of Lubbock, which shall read as follows:

SECTION 10. THAT a new Section a. 3-5A is hereby added to Zoning
Ordinance No. 1695 of the City of Lubbock, which shall read as follows:
"8. 3 ... 5A There shall be no density requirement for efficiency
units as defined in Sec. 2. 4 7.
SECTION 11. THAT a new Section a. 5 is hereby added to Zoning
Ordinance No. 1695 of the City of Lubbock, which shall read as follows:
118. 5 OFF ... STREET PARKING:
Apartments ... one space for each efficiency unit, one and one-
half (lf) spaces for each one bedroom unit, two (2) spaces for
each unit with two or more bedrooms, plus one (1) additional
space for each four units in the development.
SECTION 12. THAT a new Section a. 6 is hereby added to Zoning
Ordinance No. 1695 of the City of Lubbock, which shall read as fo:OOws:

SECTION 13. THAT Section 12. 1-21 of Zoning Ordinance No. 1695 of
the City of Lubbock is hereby appealed.
SECTION 14. Property which is zoned A-1,. A-2, or R-3 on the effective
date of this Ordinance and which is developed within 18 months from such date.,
shall have the option to complying with the regulations herein or the regulations
existing prior to this passage. Property zoned A•l~ A-2, or R'l:'3 after the
effective date of this Ordinance shall comply with the regulations set forth herein
SECTION 15. THAT should any section, paragraph, sentence., clause.,
phrase or word of this Ordinance be declared unconstitutional or invalid for any
reason~ the remainder of this Ordinance shall not be affected thereby.
SECTION 16. THAT the City Secretary is hereby authorized to cause
publication of the descriptive caption of this Ordinance as an alternative method
provided by law.
