AN ORDINANCE AIVIENDJN'G ZONWG ORDWANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1900: CHANGE A TRACT OF LAND OTJT OF SECTI< tN'
2, BLOCK B, CITY OF LUBBOCK, LUBBOCK COUNTY, TEXAS, FROM AN "R-"
TO A "C .. 4" ZONING DISTRICT: SUBJECT TO CONDITIONS; PROVIDING A
SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS., the proposed change in zoning districts as hereinafter made has
been duly presented to the Planning and Zoning Commission for its recommendati n.,
which was received by the City Council and after due c-:>nsideration, the City
Council finds that making the proposed ((:hange as hereinafter set out will be in the
public interest; and,
WHEREAS, all conditicns precedent required by law for a valid amendment
to the Zoning Ordinan~ and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article !Ollf, Vernon's Annotated Civil Statutes, amended in 1961, and
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen (15) days prior to the date of the public hearing before the City Council on
such proposed amendment, and the public hearing according to said notice was du y
held in the City Council Room on the seccnd floor of the City Hall, Lubbock" Texas,
at which time persons appeared in support of the pU>po::::al; and, after said hearin~ ,
it was by the City Cbuncil q~termined that it would be in the public interest, due tc
changed conditions, that the Zoning Ordinance and the Zoning Map b~ amended in
the manner hereinafter set forth in the body of this Ordinance and this Ordinance
having been introduced prior to first reading hereof; NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1900:
Change a tract of land out of Section 2, Block B, City
of Lubbock, Lubbock County, Texas, from an "R-1" to a
uC-4 '' Zoning District. Property is further described by
metes and bounds to-wit:
-BEGINNING at a point which bears N 89 ° 31 1 E a distance
of 2331.66 feet from the Northwest corner of the NE/4 of
Section 2, Block B~ Lubbock, Texas;
THENCE S &9° 31' W with theN line of said Section 2, :{31ock B
a distance sf approximately 552. 26 feet;
THENCE S 00 ° 03' E a distance of 60. 00 feet;

THENCE Southwesterly, with a curve to the left, said curve
having a radius of 85.00 feet, a distance of approximately
137.4 feet;
THENCE S 02° 59 1 E, with the East R-0-W line of Loop 289,
a distance of approximately 323. 2 feet;
THENCE S 44° 37' E with the East R-0-W line of Loop 289,
a distance of 100 feet to a point in the NW R-0-W line of the
FW & D Railroad;
THENCE Northeasterly, with the NW R-0-W line of the FW&D
Railroad a distance of approximately 776 feet to tle PLACE OF p
BEGINNING.
Containing approximately 4. 2 acres of land more of less.
Tract II BEGINNING at a point which is the NW corner of the NE I 4 of Section
2, Block B, Lubbock County, Texas;
THENCE N 89 ° 31' E, with the N line of Section 2, Block B,
a distance of approximately 1130.3 feet;
THENCE S 00° 03 1 E a distance of 60.00 feet;
THENCE Southeasterly, with the West R-0-W line of Leap 289,
and with a curve to the right, said curve having a radius of
86. 00 feet, a distance of approximately 140. 6 feet;
THENCE S 4° 23' W, with theW R-0-W line of Loop 289,
a distance of approximately 349.5 feet;
THENCE S 89° 31' W, parallel to theN line of said Section 2,
a distance of approximately 1188.5 feet to a point in the West
line of the NE /4 of Said Seetion 2;
THENCE North with the W line of the NE I 4 of said Section 2,
a distance of 500 feet to the PLACE OF BEGINNING.
Containing approximately 13.7 acres of land more or less.
SUBJECT TO THE FOLLOWING CONDITIONS:
'\. 11. That a 43 foot set back be observed.from the front property line.
2. That no portable or flashing signs be permitted.

SECTION 2. THAT from and after passage and effective date of this
Ordinance , sai. d lots, tracts or parcels of land described in Section 1 hereof shall
be changed to the zoning district indicated and the Official Map is amended in
accordance herewith.
SECTION 3. THAT should any section, paragraph, sentence, clause, phras
or word of this Ordinance be declared unconstitutional or invalid for any reason,
the remaindex: of this Ordinance shall not be affected thereby.
SECTION 4:. THAT the City Secretary is hereby authorized to cause publica
tion of the descriptive caption of this Ordinance as an alternative method provided
by law.
AND IT IS SO ORDERED.
