AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWlliG
CHANGE: ;ZONE CASE NO. 1893: CHANGE TRACTS A~ B~ C., D, F., AND I.,
OUT OF SECTION 2, BLOCK JS, CORONADO LAKES ADDITION, CITY OF LUB-
BOCK, LUBBOCK COUNTY,. TEXAS., FROM AN "R-111 TO AN "R-1 SPECIFIC
USE PERMIT, TOWNHOUSES''~ SUBJECT TO CONDITIONS; PROVIDING A
PENALTY; PROVIDIN A SAVINGS CLAUSE AND PROVIDING FOR PUBLICATION
WHEREAS, after receiving the recommendations of the Planning and Zoning
Commission and after due notice and public hearing and all matters having been
done and performed as required by Section 14-A of Zoning Ordinance No. 1695 of
the City of Lubbock (said Ordinance being an Appendix to the Lubbock City Code)
relating to Specific Use permits, the City Council finds that due to changed condi-
tions, it would be expedient and in the interest of the public health, morals and
general welfare to authorize the granting of a Specific Use Permit as hereinafter
set forth, NOW THEREFORE: .
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT the Director of Planning of the City of Lubbock is
authorized to issue a Specific Use Permit to the Applicant in Zone Case No. 1893
in accordance with the recommendations and conditions imposed by the Planning
and Zoning Commission, on file with the office of the Director of Planning~ and th ~
City Council which are hereby adopted and incorporated herein by reference fOT a
purposes, provided said Applicant agrees to be bound by the terms of the Specific
Use Permit., the granting of which is hereby made subject to compliance to all pre~
visions of Zoning Ordinance No. 1695 an Ordinance of the City of Lubbock, includi ~g
particularly but not limited to, Section 14-A of Zoning Ordinance No. 1896 within
twenty-four (24) months of the effective date of this Ordinance, the City Secretary
Treasurer shall be and is hereby authorized and instructed, upon written notice ft t>n
the Director of Planning that Applicant has not complied with the provisions, cond -
tions and terms imposed by this Ordinance,. to note Applicant's failure to comply
on the margin of the Minutes of the City Council opposite entry of this Ordinance,
and the authorization to issue such Specific Use Permit is hereby revoked; and thE
Director of Planning in such event is directed to remove from the Zoning Map the
legend indicating such limited use. The Specific Use authorized by this OrdinancE

Qrldinance on the property below described:
ZONE CASE NO. 1893:
Change Tracts A, B, C, D, F, and I out of Section 2,
Block JS, Caronado Lakes Addition, City of Lubbock,
Lubbock County, Texas, as shown on a preliminary plat
on file in the office of the Secretary of the Planning and
Zoning Commission, from an "R-111 to an "R-1 Specific
Use Permit, Townhouses".
SUBJECT TO THE FOLLOWlliG CONDITION:

1. A site plan and plat shall be submitted and approved by the
City Council prior to dev.elopment of each tract.
SECTION 2. THAT from and after passage and effective date of this
Ordinance said lots, tracts and parcels of land described in Section 1 hereof sha
be changed to the Zoning District indicated and the Official Map is amended in
accor.dance herewith~ '
SECTION 3. THAT any person, firm or corporation owning or operating
the subject property failing to comply with the conditions imposed by Section 1
hereof shall be guilty of a misdemeanor and upon conviction thereof, shall be
subject to a fine not to exceed TWO HUNDRED DOLLARS and each and every day'
violation thereof shall constitute a separate and distinct offense.
The failure of any corporation owning or operating the subject property to c m
ply with any of the conditions imposed by Section 1 hereof shall render the Presid nt
Vice-President, General Manager, Local Manager and Local Agent liable to the
penalty prescribed in this section.
SECTION 4. THAT should any section, paragraph, sentence, clause, phra
or word of this Ordinance be declared unconstitutional or invalid for any reason,
the remainder of this Ordinance shall not be affected thereby.
SECTIN 5. THAT the City Secretary is hereby authorized to cause publica
tion of the descriptive caption of this Ordinance as an alternative method provide
by law.
