AN ORDINANCE AMENDING ZONIN"G ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWlli
CHANGE: ZONE CASE NO. 1748: CHANGE A TRACT OF LAND OUT OF LOT
B., LIVE OAK ADDITION., CITY OF LUBBOCK., LUBBOCK COUNTY,.. TEXAS
FROM AN "R-1 11 TO AN "B-211 ZONING DISTRICT: SUBJECT TO CONDITION~:

WHEREAS., the proposed change in zoning districts as hereinafter made
has been duly presented to the Zoning and Planning Commission for its recom-
mendation which was received by the City Council and after due consideration.,
the City Council finds that making the proposed change as hereinafter set out will
be in the public interest; and,
WHEREAS, all conditions precedent required by law for a valid amend-
ment to the Zoning Ordinance and Map have been fully complied with., as well as
giving notices in compliance with Section 20 of Ordinance No. 1695 as well as
notices provided by Article lOllf, Vernon's Annotated Civil Statutes., amended
in 1961., and notice was duly published in the Lubbock Morning Avalanche Journal
more than fifteen (15) days prior to the date of the public hearing before the City
Council on such proposed amendment, and the public hearing according to said
notice was duly held in the City Council Room on the second floor of the City Hall~
Lubbock., Texas, at which time persons appeared in support of the proposal; and
after said hearing, it was by the City Council determined that it would be in the
public interest1 due to changed conditions, that the Zoning Ordinance and the
Zoning Map be amended in the manner hereinafter set forth in the body of this
Ordinance and this Ordinance having been introduced prior to first reading hereof
NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE
and the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1748
Change a tra.ct of land out of Lot B., Live Oak Addition,
City of Lubbock, Lubbock County, Texas from an '1R-l '1
to an 1'B-211 Zoning District. The tract of land being further
described as follows:
TRACT I
BEGINNING at the Northeast corner of Lot B, Live Oak
Addition for the Northeast and beginning corner of this
tract;
THENCE West aleng the North line of Lot B, Live
Oak Addition, a distance of approximately 630 feet , ,
to the Northwest corner of the said Lot B, Live Oak
Addition;
THENCE South along the West line of Lot B, Live
Oak Addition for a distance of approximately 242 feet
to a point in the West line of the said Lot B, Live
Oak Addition for the Southwest corner of this tract;
THENCE East parallel to the North line of the said
Lot B, Live Oak Addition for a distance of approxi-
mately 630 feet to a point in the East line of the said
Lot B, Live Oak Addition for the Southeast corner
of this tract;
THENCE North along the East line of the said Lot B,
Live Oak Addition. tb. the PLACE OF BEGINNING.
TRACT II
BEGINNING at the Southwest corner of Lot B, Live
Oak Addition for the Southwest and beginning corner
of this tract;
THENCE North along the West line of the said Lot B,
Live Oak Addition, for a distance of approximately 393
feet to a point in the West line of the said Lot B, Live
Oak Addition, the same being the Southwest corner of
Tract I, above described, for the Northwest corner
of this tract;
THENCE East along the South line of Tract I above
described for a distance of approximately 233 feet
to a point for the Northeast corner of this tract;
THENCE West along the South line of the said Lot B,
Live Oak Addition for a distance of approximately
233 feet to the PLACE OF BEGINNING.
(North of 66th Street and West of Elgin Avenue. )
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Development to be limited to duplexes of 60% brick construction
2. That each building facing 66t h Street shall have 2900 sq. ft.
3. That each building facing Elgin, Flint and 64th Street shall have
2200 sq. ft.

SECTION 2. THAT from and after passage and effective date of this
Ordinance, said lots, tracts and parcels of land described in Section 1 hereof
shall be changed to the zoning district indicated and the Official Map is amended
in accordance herewith.
SECTION 3. THAT should any section, paragraph. sentence, clause,
phrase or word of this Ordinance be declared unconstitutional or invalid for any
reason, the remainder of this Ordinance shall not be affected thereby.
SECTION 4. THAT the City Secretary is hereby authorized to cause
publication of the descriptive caption of this Ordinance as an alternative method
provided by law.
AND IT IS SO ORDERED.
