AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND
THE OFFICIA..L lVTAP OF THE CITY OF LUBBOCK SO AS TO MAKE TIIE
FOLLOWING CHANGE: ZONE CASE NO,. 1432: CHANGE A TRACT OF
LAND OUT OF SECTION 12.t BLOCK E-2.t LUBBOCK COUNTY,. TEXAS,
FROM AN "R. ... l t' TO AN '~R ... 3" ZONING DISTRICT. SUBJECT TO
CONDITIONS.
WHEREAS., the proposed change in zoning districts as hereinafter
made has been duly presented to the Zoning and Planning Commission for
its recommendation., which was received by the City Council and after
due consideration, the City Council finds that making the proposed change
as hereinafter set out will be in the public interest; and ..
WHEREAS .. all conditions precedent required by law for a valid
amendment to the Zoning Ordinance and Map have been fully complied
with, as well as giving notices in compliance with Section 20 of Ordinance
No. 1695 as well as notices provided by Article 1 011f, Vernon's Annotated
Civil Statutes .. amended in 1961, and notice was duly published in the
Lubbock Morning Avalanche Journal more than fifteen (15) days prior
to the date of the public hearing before the City Council on such proposed
amendment, and the public hearing according to said notice was duly
held in the City Council Room on the second fl.oor of the City Hall, Lub-
bock, Texas. at which time persons appeared in support of the proposal;
and, after said hearing, it was by the City Council determined that it
would be in 1he public interest .. due to changed conditions, that the Zoning
Ordinance and the Zoning Map be amended in the manner hereinafter
set forth in the body of this Ordinance and this Ordinance having been
introduced prior to first reading hereof; NOW THEREFORE!
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. TIIAT Ordinance No. 1695 and the Official Zoning
Map BE and the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1432
Change a tract of land out of Section 12, Block E-2 .. Lubbock
County .. Texas, from a:p "R•l1~ to an "R .. 3~' Zoning District.
Property is further described by metes and boWlds to wit:
BEGINNING at a point which is 2636. 77r+ south and 955t:t
east of the NW corner of Section 12 .. Block E-2, Lubbock
County. Texas;
• THENCE North 680. 35t:t to a point in the south right of way
line of Loop 289;

THENCE East along said right of way line a distance of
805 t+ to a point;
THENCE South 495t.:!:. to a point;
THENCE East 500t+ to a point;
THENCE North 495t+ to a point;
THENCE East 340r+ to a point;
THENCE South 506. 341± to a point;
THENCE West 130'+ to a point;
THENCE South 174t+ to a point;
THENCE West 1555t to the PLACE OF BEGINNING.
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That a minimum of 1500 square feet of lot area and
11/2 paved off .. street parking spaces for each
apartment unit shall be provided for any apartments
constructed on the property. Any other permitted
construction shall provide at least one parking
space for each 200 square feet of :floor space.
2. A solid 6t permanent type screening fence shall be
constructed and permanently maintained along the
south property line of any platted portion of the
property.
SECTION 2. THAT from and after passage and effective date
of this Ordinance said lots, tracts and parcels of land described in Section 1
hereof shall be changed to the zoning district indicated and the Official Map is
amended in accordance herewith.
AND IT IS SO ORDERED.·
