AN ORDINANCE AM.ENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE ~ITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING

TION.
WHEREAS., the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommendatio ~
which was received by the City Council and after due consideration, the City Counc 1
finds that making the proposed change as hereinafter set out will be in the public
interest; and~
WHEREAS. all conditions precedent required by law for a valid amendment
to the Zoning Ordinance an.d Map have been fully complied with. as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices pro•
vided by Article 1011£, Vernon1s annotated civil statutes, amended in 1961, and
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen (15) days prior to the date of the public hearing before the City Council on
sue~ proposed amendment, and the public hearing according to said notice was dul~
held in the City Council Room on the second floor of the City Hall, Lubbock, Texa:,
at which time persons appeared in support of the proposal; and, after said hearing_.
it was by the City Council determined that it would be inthe public interest, due to
changed conditions., that the Zoning Ordinance and the Zoning Map be amended in tt e
manner hereinafter set forth in the bopy of this Ordinance and this Ordinance hav ii g
been introduced in final written form prior to first reading hereof; NOW THEREFO lE: -----
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1~· THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to ... wit:
ZONE CASE NO.· 916.,.A
Change Tract E., Wilshire Park Addition. City of Lubbo<?_}{., Lubbock
CGunty, Texas,. from an 11R ... 111 to a 11c ... 21t Zoning District; and to change
a tract of land eut of Section 2. Block A., City of Lubboc~ Lubl:o ck
County, Texas,. from an 11R ... 111 to an "R,..311 Zoning District. Property
is further described by metes and bounds to.,,,wit:
TRACT I
BEGINNING at a point which is 1977. 95 feet north and 1345 feet west
of the SE Corner of Section 2,. Bloq__.\{ A, Lubbock County, Texas,
said point being 6 feet east of the SE Corner of Tract E., Wilshire
Park Addition;
THENCE South along the present west ROW line of Cherry Avenue
a distance of 48 o. 45 feet;
THENCE West along the north line of an. alley 241., 75 feet;
THENCE N. 45° W. 14.14 feet;
THENCE North along the east line of an alley 470., 75 feet;
THENCE East 251. 75 feet to the PLACE OF BEGINNING.,
and to change a tract of land out of Section 2., Block A, City of Lubbock
Lubbock County., Texas, from an "R.,.1 11 to a "c.,.21t Zoning District.
Property is further described by metes and bounds to ... wit:
TRACT 2
BEGIN~ING at a point which is 1977.95 feet north and 1345 feet west
of the SE Corner of Section 2, Block A., Lubbock County, Texas,. said
point being 6 feet east of the SE Corner of Tract 11E 11 Wilshire Park
Addition;
THENCE West 251. 75 feet;
THENCE North 10 feet to a pdnt in the east line of an alley being the
beginning point of this tract;
THENCE North 109. 05 feet to a point in the south right-of .. way line
of Parkway Drive;
THENCE East along the south line of Parkway Drive to a point, said
point being the NW Corner of Tract 11E 11 Wilshire Park Addition to
the City of Lubbock, Texas;
THENCE South along the West line of said Tract E to a point, a distance
of 115 feet;
THENCE West 45. 75 feet to the PLACE OF BEGINNING.
SUBJECT TO THE FOLLOWING CONDITION:
If the "R.,.3n Portion is used for apartment development a minimum of
1500 square feet of lot area and 1 1/2 paved off.,.street parking spaces
shall be provided for each apartment unit.
SECTION 2. THAT from and after passage and effective date of this
Ordinance said lots,. tracts and parcels of land described in Section 1 hereof
shall be changed to the zoning district indicated and the Official Map is amended
in accordance herewith.
