TEXAS, FROM AN "R ... l" TO AN "M ... l" ZONING DISTRICT.-SUBJECT TO CONDITIONS .. WHEREAS, the proposed change in zoning districts as hereinafter made has been duly presented to the Zoning and Planning Commission for its recommend ation, which was received by the City Council and after due consideration, the City Council finds that making the proposed change as hereinafter set out will be in the public interest; and, WHEREAS, all conditions precedent required by law for a valid amend ... ment to the Zoning Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section 20 of the Ordinance No. 1695 as well as notices provided by Article 1011f, Vernonts Annotated E:ivil Statutes, amended in 1961, and notice was duly published in the Lubbock Morning Avalanche Journal more than fifteen (15) days prior to the date of the public hearing before the City Council on such proposed amendment, and the public hearing according to said notice was duly held in the City Council Room on the second floor of the City Hall, Lubbock, Texas, at which time persons appeared in support of the proposal; and, after said hearing, it was by the City Council determined that it would be in the public interest, due to changed conditions, that the Zoning Ordinance and the Zoning Map be amended in the manner hereinafter set forth in the body of this Ordinance having been introduced in final written form prior to first reading hereof; NOW THEREFORE: BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and the same are hereby amended as follows, to ... wit: ZONE CASE NO. 1357 Change a tract of land out of Section 7, Block A, Lubbock County, Texas, from an "R ... 1" to an "M .. 1" Zoning District. For retail uses, the building area shall not exceed 25o/o of the total lot area, and the balance of such lot area shall be devoted and used for parking, l~ndscaping, sidewalks and drive.ways,. C. For other uses, there shall be one parking space for each employee as determined on the basis of the largest shift if there be more than one shift. 5. = All loading dock and open storage areas including truck and equipment storage shall be screened from view from any public street or highway by either a building or masonry fence. 6.
