AN ORDINANCE AMENDING ZONING ORDINANCE NO. 7084 AND TI-IE
OFFICIAL MAP OF TI-IE CITY OF LUBBOCK MAKING TI-IE FOLLOWING CHANGES:
ZONE CASE NO.1217-A; A ZONING CHANGE FROM C-3 AND R-1 TO A-1, FROM R-3
• TO R-1, AND FROM A-1 TO R-1 ZONING ON THREE TRACTS OUT OF SECTION 2,
BLOCK A, LUBBOCK, TEXAS; SUBJECT TO CONDITIONS; PROVIDING A PENALTY;
PROVIDING A SA VIN GS CLAUSE AND PROVIDING FOR PUBLICATION.
WHEREAS, the proposed changes in zoning as hereinafter made have been duly
presented to the Planning and Zoning Commission for its recommendation which was received
by the City Council and, after due consideration, the City Council found that due to changed
conditions, it would be expedient and in the interest of the public health, safety and general
welfare to make those proposed changes in zoning; and
WHEREAS, all conditions precedent required by law for a valid amendment to the
Zoning Ordinance and Map have been fully complied with, including giving notices in
compliance with Section 29-29 of the Code of Ordinances, City of Lubbock, Texas, and the
notices provided by the Texas Local Government Code §211.007 (Vernon, 1990), and notice was
duly published in the Lubbock Avalanche-Journal more than fifteen (15) days prior to the date of
the public hearing before the City Council on such proposed amendment, and the public hearing
according to said notice, was held in the City Council Chamber of the Municipal Building,
Lubbock, Texas, at which time persons appeared in support of the proposal; and after said
hearing, it was by the City Council determined that it would be in the public interest, due to
changed conditions, that the Zoning Ordinance and the Zoning Map be amended in the manner
hereinafter set forth in the body of this Ordinance and this Ordinance having been introduced
prior to first reading hereof; NOW TIIEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF TI-IE CITY OF LUBBOCK:
ZONE CASE NO. 1217-A
SECTION 1. THAT Ordinance No. 7084 and the Official Zoning Map are amended as
follows:
A change of zoning under the provisions of Section 29-29 of the Code of
Ordinances of the City of Lubbock from C-3 and R-1 to A-1, from R-3 to R-1,
and from A-1 to R-1 zoning districts on three tracts out of Section 2, Block A,
City of Lubbock, Lubbock County, Texas, located South of Erskine Avenue and
East of Martin Luther King, Jr. Blvd, subject to conditions and being more
particularly described as follows:
TRACT 1
METES AND BOUNDS DESCRIPTION of an approximate 27.3 acre tract
located in Section 2, Block A, Lubbock, Lubbock County, Texas, being further
described as follows:
BEGINNING at a point in the North line of Section 2, Block A, which bears N.
89°39'42" E., an approximate distance of 594.00 feet from the Northwest comer of
Section 2, Block A, Lubbock, Lubbock County, Texas;
THENCE N. 89°39'4211 E., along the North line of Section 2, an approximate
distance of 840.00 feet to a point;
THENCE S. 00°14'3011 E., an approximate distance of761.00 feet to a point;
THENCE N. 89°45'3011 E., an approximate distance of 180.00 feet to a point;
THENCE S. 00°14'3011 E., an approximate distance of 354.00 feet to a point;
THENCE S. 89°45'3011 W., an approximate distance of 1254.00 feet to a point;
THENCE N. 00°14'3011 W., an approximate distance of 810.00 feet to a point;
THENCE N. 89°45'3011 E., an approximate distance of 234.00 feet to a point;
THENCE N. 00°1413011 W., an approximate distance of 303.00 feet to the POINT
OF BEGINNING.
TRACT2
METES AND BOUNDS DESCRIPTION of an approximate 2.6 acre tract located
in Section 2, Block A, Lubbock, Lubbock County, Texas, being further described
as follows:
BEGINNING at a point which bears S. 00°14'30" E., an approximate distance of
1112.00 feet and N. 89°45'30" E., an approximate distance of 515.00 feet from the
Northwest comer of Section 2, Block A, Lubbock, Lubbock County, Texas;
THENCE N. 89°45'3011 E., an approximate distance of 325.00 feet to a point;
THENCE S. 30° 14'30" E., an approximate distance of 318.00 feet to a point;
THENCE S. 89°45'3011 W., an approximate distance of 484.00 feet to a point;
THENCE N. 00°14'3011 W., an approximate distance of 275.00 feet to the POINT
OF BEGINNING.
TRACT3
METES AND BOUNDS DESCRIPTION of an approximate 6.4 acre tract located
in Section 2, Block A, Lubbock, Lubbock County, Texas, being further described
as follows:
BEGINNING at a point in the North line of Section 2, Block A, which bears N.
89°39'42" E., an approximate distance of 1614.00 feet from the Northwest comer
of Section 2, Block A, Lubbock, Lubbock County, Texas;
THENCE N. 89°39'42" E., along the North line of Section 2, an approximate
distance of 365.00 feet to a point;
THENCE S. 00°14'30" E., an approximate distance of762.00 feet to a point;

THENCE S. 89°45'30" W., an approximate distance of365.00 feet to a point;
THENCE N. 00°14'30" W., an approximate distance of761.00 feet to the POINT
OF BEGINNING. .
SUBJECT TO THE FOLLOWING CONDITIONS:
a. That the zoning of Tract 1 is changed from C-3 and R-1 to A-1 and
the A-1 uses shall be limited to quadraplex, triplex, duplex or single-
family units.
b. That the zoning of Tract 2 is changed from from R-3 to R-1.
c. That the zoning of Tract 3 is changed from A-1 to R-1.
SECTION 2. THAT violation of any provisions of this Ordinance shall be deemed a
misdemeanor punishable by a fine not to exceed Two Thousand and No/100 Dollars ($2,000.00)
as provided in Section 29-31 of the Zoning Ordinance of the City of Lubbock.
SECTION 3. THAT should any paragraph, sentence, clause, phrase or word of this
Ordinance be declared unconstitutional or invalid for any reason, the remainder of this Ordinance
shall not be affected thereby.
I SECTION 4. THAT the City Secretary is hereby authorized to cause publication of the I, descriptive caption of this Ordinance as an alternative method provided by law.
