AN ORDINANCE AMENDING ZONING ORDINANCE NO ... 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1356: CHANGE LOTS 1 THROUGH 7~ BLOCK 1,
WESTMORELAND ADDITION., CITY OF LUBBOCKjl LUBBOCK COUNTYjl TEXAS.,
FROM AN "R-lu TO A "C·311 ZONING DISTRICT; SUBJECT TO CONDITIONS.
WHEREAS., the proposed change in zoning districts as hereinafter rra de has
been duly presented to the Zoning and Planning Commission for its recommendatio
which was received by the City Council and after due consideration~ the City Counc
finds that making the proposed change as hereinafter set out will be in the public
interest; and,
WHEREAS., all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Mapthave been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article 1011f, Vernon1s Annotated Civil Statutes, amended in 1961, an
notice was duly published in'the Lubbock Morning Avalahche Journal more than fift
{15~) days prior to the date of the public hearing before the City Council on such pro
posed amendment.. and the public hearing according to said notice was duly held in
the City Council Room on the second floor of the City Hall., Lubbock, Texas, at

which time persons appeared in support of the proposal; and, after said hearing, it
was by the City Council determined that it would be in the public interest., due to
changed conditions, that the Zoning Ordinance and the Zoning Map be amended in th
manner hereinafter set forth in the body of this Ordinance and this Ordinance havin b
been introduced in final written fo-rm prior to first reading hereof; NOW THEREFO E .. ' ..
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
ZONE CASE NO.~ 1356
Change Lots 1 through 7 .. Block 1, Westmoreland Addition, City of
Lubbock, Lubbock County .. Texas1 from an 11R-111 to a 11C-311 Zoning
District;
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Building height shall not exceed one story.
2. A solid 6 foot permanent type screening fence shall be erected and
permanently maintained along the East property line fromra point even
with the south line of the alley immediately south of 4oth Street, thence
south and southwest along the north line of the alley to the rear of the
tract to a point even with the west line of an intersecting alley.

3. Driveways for ingress and egress shall be approved by the City
Traffic Engineer under the terms of the Ordinance regulating con-
struction of driveways:
4. Lighting of the property shall be shielded and/ or directed to pre~ent
glare on adjacent residentially zoned areas.
5. Minimum building setbacks shall be as follows:

70t from Chicago Avenue
sst from the alley
except that where a service station may be built on the property
it may be constructed to within 43t of any street property line with
such setback requirements to include pumps, canopies, and pylon
or free standing signs in addition to the main building.
6. Maximum building area shall be 44, 157 square feet or such area as
will maintain a 3:1 parking area to building area ratio •.
SECTION 2. THAT from and after passage and effective date of this Ordi-
nance said lots# tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in accordan e
herewith.
AND IT IS SO ORDERED.
Passed by the City Council on first reading this zath day of October , 1965.
Passed by the City Council on second reading this 11th day of November , 1965.
