AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE OFFIC
MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING CHANGE:
ZONE CASE NO. 1297: CHANGE A .TRACT OF LAND OUT OF SECTION 2, BLOC
~ LUBBOCK COUNTY~ TEXAS. FROM AN "R-1" TO A "C-3" ZONING DISTRICT
SUBJECT TO CONDITIONS:
WHEREAS, the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommendatio
which was received by the City Council and after due consideration, the City Counc
finds that making the proposed change as hereinafter set out will be in the public
interest; and,
WHEREAS, all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices pro
vided by Article lOllf, Vernon1s Annotated Civil Statutes, amended in 1961, and
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen ( 15) days prior to the date of the public heanng before the City Council on
such proposed amendment, and the public hearing according to said notice was d
held in the City Council Room on the second floor of the City Hall, Lubbock, Texa
at which time persons appeared in support of the proposal; and,. after said hearing
it was by the City Council determined that it would be in the public interest, due to
changed conditions., that the Zoning Ordinance and the Zoning Map be amended in
manner hereinafter set forth in the body of this Ordinance and this Ordinance hav·
been introduced in final written form prior to first reading hereof; NOW,. THERE-
FORE,.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1297
Change a tract of land out of Section 2., Block A~ Lubbock County~ Texas~
from an "R-111 t-o a "C-3" Zoning District. Property is further described
by metes and bounds to wit:
BEGINNING at a point from which the Southwest corner of Section Two ( 2),
Block A:~ Lubbock County, Texas, bears South 0 degrees:~ 14 minutes, 30
seconds East 1033. 11 feet;
THENCE South 0° 141 3011 East 533. 11 feet;
THENCE North ago 45t 30" East 31 .0 feet;

THENCE South 62o 2t 40 11 East 192. 25 feet;
THENCE North 64° 21 4011 East 536. 4 feet;
THENCE North 56° 231f 5011 East 1. 6 feet;
THENCE North 0° 14t 3011 West 380. 4 feet;
THENCE North 45° 141 30" West 14. 14 feet;
THENCE South 89° 451 3011 West 675 feet to the PLACE OF BEGINNING~'
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That the development be in accordance with the plan filed in the
office of the Secretary,, Planning & Zoning Commission., which
is hereby adopted and made a part hereof.
2. That a minimim of 3 to 1 parking ratio be maintained.
3. That a 38t building setback line be observed along the north and
east property lines.
4. That any Service Station be set back at least 381 from any property
line.
5. That a solid 6t permanent type screening fence or wall be erected
and permanently maintained along the north and east property lines.
6. All signs and lights shall be shielded to avoid reflecting on or towar
adjacent residentially zoned property and no flashing type sign shall
be erected, used or permitted within the area.
SECTION 2. THAT from and after passage and effective date of this Or-
dinance,. said lots, tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in accord-
ance herewith.
AND IT IS SO ORDERED
Passed by the Council on first reading this 3rd day of June , 1965.
