FROM AN "C-311 TO A "C-41' ZONING DISTRICT; SUBJECT TO CON- DITIONS. WHEREAS~. the proposed change in zoning districts as hereinafter made ha been duly presented to the Zoning and Planning Commission for its recommendatio , which was received by the City Council and after due consideration, the City Counc finds that making the proposed change as hereinafter set out will be in the public interest; and, WHEREAS. all conditions precedent required by law for a valid amendment to the Zoning Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section 20 of Ordinance No. 169 5 as well as notices pro vided by Article lOllf, Vernon1s Annotated Civil Statutes, amended in 1953, and notice was duly published in the Lubbock Morning Avalanche Journal more than fifteen ( 15) days prior to the date of the public hearing before the City Council on such proposed amendment, and the public hearing according to said notice was dul held in the City Council Room on the second floor of the City.Hall~ Lubbock,. T exas at which time persons appeared in support of the proposal; and, after said hearing., it was by the City Council determined that it would be in the public interest, due to changed conditions,. that the Zoning Ordinance and the Zoning Map be amended in t manner hereinafter set forth in the body of this Ordinance and this Ordinance havin been introduced in final written form prior to first reading hereof; NOW, THERE- FORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE an the same are hereby amended as follows, to-wit: ZONE CASE NO. 12 59 Change Lots 14 thru 20, Block 32, Lots 16 thru 25., Block 33, all of Blocks 34 and 35., Morrow Subdivision~ an addition to the City of Lubbock., Lubbock County, Texas. from a "C-311 to a 11C-4u Zoning District,; SUBJECT TO THE FOLLOWING CONDITIONS: 1. That a solid, six foot permanent type screening wall or fence be constructed and permanently maintained along the north property line. Said fence shall be slanted or stepped down, starting 25 feet from each end to a height of 2 1/2 feet at the ends near the street property line so as not to obstruct the view. Such fence shall be constructed prior to or concurrently with the first unit of any building constructed on any of above described property which may be located on the north side of Idalou Road. 2. That a 20 foot paved service road be provided along the north side of the property inside the fence required in "Condition 1"~ above. 3. That no building shall be located closer than 25 feet to East 16th street. 4. That a mi;nimum parking area ratio of 3!1 be provided. 5. That all lights~ used in connection with the development of this property be so shielded to eliminate annoyance to the residential area. 6. That the sidewalk requirement along East 16th Street may be a minimum of 4 feet in width. SECTION 2. THAT from and after passage and effective date of this Or- dinance~ said lots~ tracts and parcels of land described in Section 1 hereof shall be changed to the zoning district indicated and the Official Map is amended in accord- ance herewith.
