AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
'CHANGE: ZONE CASE NO. 1204-A: CHANGE A TRACT OF LAND OUT OF
SECTION 4, BLOCK E-2, LUBBOCK COUNTY, TEXAS, FROM AN "R-111 TO AN
"R-3" ZONING DISTRICT; SUBJECT TO THE FOLLOWING CONDITIONS:
WHEREAS1 the proposed change in zoning districts as hereinafter made h
been duly presented to the Zoning and Planning Commission for its recommendati n,
which was received by the City Council and after due consideration, the City Coun i1
finds that making the proposed change as hereinafte r set out will be in the public:
interest; and,
WHEREAS, all conditions precedent required by law for a valid amendmen
to the Zoning Ordinance and Map have b een fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article lOllf, Vernon's Annotated Civil Statutes. amended in 1953, a d
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen {15) days prior to the date of the Public Hearing according to said notice w s
duly held in the City Council Room on the second floor of the City Hall, Lubbock,
Texas, at which time persons appeared in support of the proposal; and, after said
hearing, it was by the City Council determined that it would be in the public inter t,
due to changed conditions, that the Zoning Ordinance and the Zoning Map be amen ed
in the manner hereinafter set forth in the body of this Ordinance and this Ordinanc
having been introduced in final written form prior to first reading hereof; NOW,
THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE
the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1204-A
Change a tract of land out of Section 4, Block E -2, Lubbock
County. Texas, from an 11R-1 ''to an 11R-3" zoning district.
Said property is further described by metes and bounds to-wit:
BEGINNING at a point 3528. 25' West and 65 ' North of theSE Cor-
ner of said Section 4, Block E-2 at a point in the North R-0-W
line of 19th Street, City of Lubbock, Lubbock County, Texas.
THENCE North 190' to a point;
THENCE West 21, 5 1 to a point;
THENCE South 190' to a point in the North R-0-W line of said 19th St;

THENCE East 21.51 abng the North R-0-W of said 19th Street
to the PLACE OF BEGINNING.
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That the property be restricted to an apartment development
only.
2. That the density be limited to not more than one apartment unit
for each 100 square feet of lot area.
3. That 1 1/2 paved off-street parking spaces be provided for each
apartment unit.
4. That the alley be paved by the developer prior to the issuance of
any building permit.
SECTION 2. THAT from aJ.d after passage and effective date of this Ordin , ce
said lots, tracts and parcels of land described in Section 1 hereof shall be change
to the zoning district indicated and the official map is amended in accordance here ' ·.
