AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1235: CHANGE BLOCKS 1, 2, 3, 8, 9~ AND 10..,
C. C. LEFTWICH SUBDIVISION, AN ADDITION TO THE CITY OF LUBBOCK ..
LUBBOCK COUNTY.,. TEXAS, FROM AN "R-211 TO AN 11R-3" ZONING DISTRICT,.
SUBJECT TO CONDITIONS.
WHEREAS, the proposed change in zoning districts as hereinafter made
has been duly presented to tl:E Zoning and Planning Commission for its recom-
mendation, which was received by the City Council and after due consideration,
the City Council finds that making the proposed change as hereinafter set out
will be in the public interest; and~
WHEREAS.. all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article lOllf~ Vernonts Annotated Civil Statutes., amended in 1953,
and notice was duly published in ti-e Lubbock Morning Avalanche Journal more
than fifteen ( 15) days prior to the date of the public hearing before the City Council
on such proposed amendment, and the public hearing according to said notice was
duly held in the City Council Room on the second floor of the City Hall.. Lubbock.~
Texas, at which time persons appeared in support of the proposal; and, after said
hearing, it was by the City Council determined that it would be in the public interes
due to changed conditions, that the Zoning Ordinance and the Zoning Map be amend-
ed in the manner hereinafter set forth in the body of this Ordinance and the Ordi-
nance having been introduced in final written form prior to first reading hereof;
NOW., THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1235
Change Blocks 1 .. 2 .. 3, 8, 9.., and 10, C. c. Leftwich Subdivision,
an addition to the City of Lubbock,. Lubbock County .. Texas.., from
an "R-2tt to an "R-311 Zoning District;
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That the use of the property shall be developed and used for apartments
only.
2. That for each apartment unit 1500 square feet of lot area and 1 1/2
parking spaces shall be provided.

3. This zone change is further subject to contract from Panhandle
and Santa Fe Railroad Company authorizing and empowering the City
of Lubbock to deepen and maintain a drainage ditch on the Santa Fe
Railroad right of way to provide drainage for area described herein.
4. This zone change is subject to adherence to public street ingress
and egress as shown on plat filed in office of Secretary of Planning
and Zoning Department as of August 6, 19 64~ identified as Villa West~
revised August 6, 19 64, Whitaker and Hall, architects and engineers
which is hereby adopted.
SECTION 2. THAT from and after passage and effective date of this Or-
dinance said lots, tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in accord-
ance herewith.
AND IT IS SO ORDERED.

WHEREAS, the proposed change in zoning districts as hereinafter made ha

SUBJECT TO THE FOLLOWING CONDITIONS:
1. That uses permitted by Section 8. 1-10 only of the Zoning
Ordinance be made of the property.
2. That one paved off-street parking space be provided for each
1 00' of total floor space.
SECTION 2. THAT From and after passage and effective date of this
Ordinance said lots~ tracts and parcels of land described in Section 1 hereof shall
be changed to the Zoning District indicated and the Official Map is amended in
accordance herewith.
