AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLQlVIN
CHANGE: ZONE CASE NO. 893-A: CHANGE A TRACT OF LAND OUT OF
THE NE 1/4 .. SECTION 44 .. BLOCK AK. LUBBOCK COUNTY,. TEXAS ... FROM
AN "R-111 TO AN 11R-311 ZONING DISTRICT SUBJECT TO CONDITION.
WHEREAS, the proposed change in zoning districts as hereinafter made
has been duly presented to the Zoning and Planning Commission fOr its recomme -
dation, which was received by the City Council and after due consideration~ the
City Council finds that making the proposed change as hereinafter set out will
be in the public interest; and~
WHEREAS~ all conditions precedent required by law for a valid amendme t
to the Zoning Ordinance and Map have been fully complied with., as well as givin
notices in compliance with Section 2 0 of Ordinance No. 1695 as well as notices p ovj
ed by Article 1011f, Vernonts Annotated Civil Statutes~ amended in 19531 and
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen (15} days prior to the date of the public hearing before the City Council on
such proposed amendment, and the public hearing according to said notice was
duly held inthe City Council Room on the second floor of the City Hall. Lubbock,
Texas .. at which time persons appeared in support of the proposal; and, after sai
hearing, it was by the City Council determined that it would be in the public inte st
due to changed conditions, that the Zoning Ordinance and the Zoning Map be arne
in the manner hereinafter set forth in the body of this Ordinance and this Ordin e
having been introduced in final written form prior to first reading hereof; NOW
THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT ordinance no. 1695 and the Official Zoning Map BE
and the same are hereby amended as follows., to-wit:
ZONE CASE NO. 893-A
Change a tract of land out of the NE 1 I 4,. Section 44, Block AK,
Lubbock CountyJ Texas, from an 11R-111 to a 11R-311 Zoning District.
Property is further described by metes and bounds to-wit:
BEING all of the South 8. 5 acres of the North 38. 5 acres of the
East 60 acres of the Northeast one-fourth (NE/4) of Section 44.,
Block AK, Lubbock County., Texas:
BEGINNING at. fthe Northeast corner of said Section 44;
THENCE South along the East boundary line of said Section to the point
which is 1320 feet South of the Northeast Corner of said Section 44;
THENCE West a distance of 990 feet to a point for the Northwest
corner of the tract;

THENCE South a distance of 374 feet to a point for the Southwest
corner of the tract;
THENCE East a distance of 990 feet to a point for the Southeast
corner of tract;
THENCE North a distance of 374 feet to the PLACE OF BEGINNING
for the Northeast corner of tract; and containing 8. 5 acres;
SUBJECT TO THE FOLLOWING <XNDITIONS:
1. Use of the above described property shall be limited to a two
(2) story apartment building development.
2. One and one-half (1 1/2) paved off-street parking spaces and
1500 square feet of lot area shall be provided for each apartment
unit.
SECTION 2. THAT from and after passage and effective date of this
Ordinance said Lots, Tracts and Parcels of land described in Section 1 hereof
shall be changed to the zoning district indicated and the Official Map is amended
in accordance herewith.
AND IT IS SO ORDERED.
Passed by the City Council on first reading this 9th day of April # 1964.
Passed by the City Council on second reading this 23rd day of April 1 1964.
