LUBBOCK COUNTY~ TEXAS. FROM AN "R-1" TO A "C-2A11 ZONING DISTRICT: SUBJECT TO CONDITIONS. WHEREAS~ the proposed change in zoning districts as hereinafter made has been duly presented to the Zoning and Planning Commission for its recom- mendation, which was received by the City Council and after due consideration, the City Council finds that making the proposed change as hereinafter set out will be in the public interest; and# WHEREAS, all conditions precedent required by law for a valid amend- ment to the Zoning Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section 20 of Ordinance No. 1695 as well as notices provided by Article 1011£, :Vernon's Annotated Civil Statutes, amended in 1953, and notice was duly published in the Lubbock Morning Avalanche Jour- nal more than fifteen {15) days prior to the date of the public hearing before the City Council on such proposed amendment, and the public hearing according to said notice was duly held in the City Council Room on the second floor of the City Hall, Lubbock, Texas, at which time persons appeared in support of the proposal; and, after said hearing, it was by the City Council determined that it would be in the public interest, due to changed conditions, that the Zoning Ordinance and the Zoning Map be amended in the manner hereinafter set forth in the body of this Ordinance and this Ordinance having been introduced in final written form prior to first reading hereof; NOW, THEREFORE: BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and the same are hereby amended as follows, to-wit: ZONE CASE NO. 1142-A Change a tract of land out of Section 2, Block A, Lubbock County, Texas, from an 11R-1" to a 11C-2A" zoning district. Property is further described by metes and bounds to-wit: BEGINNING at a point in the South bandary line of the Southwest one/fourth of said Section 2, in Block A, that is 989. 9 feet (the same being 356. 26 varas) East of the Southwest Corner of said Section 2; THENCE North along the West boundary line of said 25-acre tract, at 572 feet past the South right-of-way line of Freeway known as Parkway Drive~ at 835.9 feet past the North right-of-way line of Parkway DriveJI for the beginning and Southwest Corner of this tract; THENCE continuing North along said West boundary line of said 25-acre tract, a distance of 484. 1 feet to a point for the Northwest Corner of this tract, the same being the Northwest Corner of said 25-acre tract; THENCE East along the North boundary line of said 25-acre tract, a distance of 7 44. 6 feet to a point in the Northeast Corner of this tract, the same being the point of intersection of the North boundary line of said 25-acre tract with the North right-of-way line of said Freeway; THENCE South 56° 25t West (the same being along the North right- of-way line of said Freeway) a distance of 892.9 feet to the PLACE OF BEGINNINGa and being a triangular-shaped tract of land con- taining 3. 856 acres of land, more or less. SUBJECT TO THE FOLLOWING CONDITIONS: 1. That a site drainage be approved by the City Director of Public Works and that adjacent alleys be paved if used for drainage. 2. That a 45t setback is required from the alleys along the North and West property lines. 3. That a 7t solid permanent type screening fence be installed and __ permanently maintained along the Nm:th. and West property lines adjacent to the alley, and such fence to b~ constructed in its entirety concurrent with the first unit of construction on the property. 4. That any development be single story. 5. That three ( 3) square feet of paved off-street parking space be provided for each square foot of building floor space. SECTION 2. THAT from and after passage and effective date of this Ordinance said lots,. tracts and parcels of land described in Section 1 hereof shall be changed to the zoning district indicated and the Official Map is amended in accordance herewith. AND IT IS SO ORDERED. Passed by the City Council on first reading this 12th day of MaTch # 1964.
