AN ORDINANCE AMENDING ZONING ORDINANCE NO. 169 5 AND THE
OFFICIAL J\IIAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1204: CHANGE A TRACT OF LAND OUT OF THE
SW 114 OF SECTION 4, BLOCK E-2~ LUBBOCK COUNTY, TEXAS, FROM AN
"R-111 TO AN "R-311 ZONING DISTRICT; SUBJECT TO CONDITIONS.·
WHEREAS, the proposed change in zoning districts as hereinafter made
has been duly presented to the z'oning and Planning Commission for its recommen a ..
tion, which was received by thefCity Council and after due consideration .. the City
Council finds that making the pr posed change as hereinafter set out will be in the
public interest; and, -.
WHEREAS, all conditions precedent required by law for a valid amendmen
to the Zoning Ordinance and Map have been fully complied witH., as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article 1011f, Vernon's Annotated Civil Statutes, amended in 1953, a d
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen {15) days prior to the date of the public hearing before the City Council on
such proposed amendment, and the public hearing according to said notice was
duly held in the City Council Room on the second floor, of the City Hall, Lubbock,
Texas, at which time persons appeared in support of the proposal; and, after said
hearing, it was by the City Council determined that it would be in the public inter
due to changed conditions, that the Zoning Ordinance and the Zoning Map be amen
in the manner hereinafter set forth in the body of this Ordinance and this Ordinan
having been introduced in final written form prior to first reading hereof; NOW
THEREFORE: ..
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE
and the same are hereby amended as follows, to-wit:
ZONE CASE NO •. 1204

Change a tract of land out of the SW 1 I 4 of Section 4, Block
E-2, Lubbock County, Texas, from an "R-1" to an "R-3"
Zoning District. Property is further described by metes
and bounds to-wit:
BEGINNING at a point 870r West and 651 North of the SE
corner of the SW 1 I 4 of Section 4, Block E-2, Lubbock
County, Texas; for the SE and beginning corner of this
tract.
THENCE North 1901 to a point;
THENCE West 544. 25r to a point;
THENCE South 1901 to a point;
THENCE East 544. 25t to the PLACE OF BEGINNING,
Containing 2. 374 acres.
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That the property be restricted to an apartment development
only.
2. That the density be limited to not more than one apartment unit
for each 1000 square feet of lot area.
3. That 1 1/2 paved off ... street parking .. spaces be provided for
each apartment unit.
4. That the alley be paved.
SECTION 2. THAT from and after passage and effective date of this Ordi 1
1 nance said lots, tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in accord
ance herewith.
AND IT IS SO ORDERED,··
