AN ORDINANCE AMEND~NG ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHAN5E: ZONE CASE NO. 1135: CHANGE A TRACT OF LAND OUT OF SECTIO
~ 6., BLOCKE-2,. LUBBOCK COUNTY, TEXAS, FROM AN "R-1" TO A "C-2" ZON-
t y ING DISTRICT; SURJECT TO THE FOLLOWING CONDITIONS •
.... (} WHEREAS, the proposed change in zoning districts as hereinafter made has q .,.I '2---been duly presented to the Zoning and Planning Commission for its recommendation
which was received by the City Commission and after due consideration. the City
Commission finds that making the proposed change as hereinafter set out will be in
the public interest; and,
WHEREAS~ all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with~ as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices pro-
vided by Article lOllf~ Vernon's Annotated Civil Statutes, amended in 1953, and
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen ( 15) days prior to the date of the public hearing before the City Commission
on such proposed amendment, and the public hearing according to said notice was
duly held,. in the City COmmission Room on the second floor of the City Hall,
Lubbock, Texas, at which time persons appeared in support of the proposal; and,
after said hearing, it was by the City Commission determined that it would be in
the public interest, due to changed conditions., that the Zoning Ordinance and the
Zoning Map be amended in the manner hereinafter set forth in the body of this Or-
' dinance and this Ordinance having been introduced in final written form p:ri:>r to
first reading hereof; NOW~ THEREFORE,.
I BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE
and the same are hereby amended as follows,. to-wit:
ZONE CASE NO. 1135
Change a tract of land out of Section 6, Block E-2~ Lubbock County, Texas,
from an "R-lu to an" C-2" Zoning District.
BEGINNING at a point which is 1819.4 feet East of the Southeast corner of
the Southwest one-quarter of Section 6,. Block E-2, Lubbock County.7 Texas;
THENCE East along the South line of Section 6, Block E-2 a distance of
317.5 feet;
THENCE North approximately 600 feet to a point in the South line of a pre-
viously dedicated alley, said alley being along the south side of Lot "A" Richland
Hills Addition;
THENCE West a distance of 317.5 feet;

THENCE Sou1h approximately 600 feet to the PLACE OF BEGINNING• SUB-
JECT TO THE ,FOLLOWING CONDITIONS:
1. Use shall be restricted to those permitted in a 11C-2A11 District.
2. Building height shall not exceed 1 story.
3. That Visual screening shall be provided by a permanent seven
foot solid visual screening wall or fence to be constructed prior p
or concurrently with the first unit of any building construction
on such tta.ct of land.
4. One pylon type sign~ shall be permiUed provided such sign is set
back a minimum of 60t from any street property line and does
not exceed 451 in height and 640 square feet in area. All other
signs shall be restricted to those permitted in the 11C-2" district
5. Sidewalks of minimum 6 foot width shall be constructed along
all street property lines.
6. Driveways for ingress and egress shall be approved by the City
Traffic Engineer under the terms of the Ordinance regulating
construction of driveways.
7. All utility service to the property shall be approved by the
Director of Public Works and, where required, easements shall
be granted for utilities including garbage collections service.
B. Lighting of the property area shall be shielded and/ or directed
to prevent glare on adjacent residentially zoned property.
9. Minimum building setbacks shall be 1301 from 50th Street and 38
from the West and North property lines,. except that where a ser
vice station may be built on the property it may be constructed
to within 431 of the street property line with such setback re-
quirement to include pumps., canopies and pylon or free-standing
signs in addition to the main building.
10. Maximum building area shall be such as will maintain a 3:1
parking area to building area ratio.
11. Visual screening shall be provided on and along the full length
of the north and west property lines.
SECTION 2. THAT from and after passage and effective date of this Or-
dinance,. said lots,. tracts and parcels of land described in Section 1 hereof shall
be changed to the zoning district indicated and the Official Map is amended in
accordance herewith.
