II ORDINANCE NO. 4091
1 AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1062: CHANGE LOTS 11 THRU 20, BLOCK 16, HUL
HEIGHTS ADDITION1 SECOND INSTALL:MENT. CITY OF LUBBOCK. LUBBOCK
COUNTY~ TEXAS. FROM AN ''R-1 11 TO AN ''R-311 ZONING DISTRICT; SUBJECT TO
CONDITIONS.· I @ 'Jj WHEREAS, the proposed change in zoning districts as hereinafter made has '
~· teJ been duly presented to the Zoning and Planning Commission for its recommendatior4
{ ,· \ which was received by the City Commission and after due consideration., the City
? Commission finds that making the proposed change as hereinafter set out will be
l in the public interest; and~
lr WHEREAS., all conditions precedent required by law for a valid amendment to
the Zoning Ordinance and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices pro-
vided by Article 1011f, Vernonts Annotated Civil Statutes, amended in 1953, and ~notice was duly published in the Lubbock Morning Avalanche Journal more than 1
fifteen { 15) days prior to the date of the public hearing before the City Commission
on such proposed amendment., and the public hearing according to said notice was
duly held in the City Commission Room on the second floor of the City Hall, Lubboc ..
Texas, at which time persons appeared in support of the proposal; and., after said
hearing, it was by the City Commission determined that it would be in the public
interest, due to changed conditions, that the Zoning Ordinance and the Zoning Map
be amended in the manner hereinafter set forth in the body of this Ordinance and
lthis Ordinance having been introduced in final written form prior to first reading
hereof; NOW a-THEREFORE,
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit;
ZONE CASE NO. 1062
Change Lots 11 thru 20, Block 161 Hulin Heights Addition.
Second Installment, City of Lubbock, Lubbock County, Texas
from an "R -1" to an "R-311 zoning district,.
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That a 4' sidewalk be placed along 50th Street on public property.
2. That the alley is to be paved in conformance with City Ordinance.
3. That a solid 6t permanent type screening wall or fence be placed
along the north property line.
4. That any building shall be single story a~d be for professional-
type office use.

5. That a minimum parking ratio of one paved., off-areet parking
space for each 200 square feet of building area be provided.
6. That no parking be allowed in front of the building.
7. The means of ingress and egress be worked out with the City
Traffic Engineer.
s. That property be developed with the same restrictions as were
placed on property immediately west of Flint Avenue in accordance
with the site plan for Zone Case No. 978, Ordinance 3736, said
plan being on file in the office of the Secretary of the Planning
and Zoning Commission.
SECTION 2. THAT from and after passage and effective date of this Ordi-
nance, said lots, tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in
accordance herewith.
