FROM AN "R -1" TO A "R-3" {TRACT 1) and a "C-4" {TRACT 2) ZONING DISTRICTS,.' WHEREAS, the proposed change in zoning district as hereinafter made has been duly presented to the Zoning and Planning Commission for its recommendatio , which was received by the City Commission and after due consideration, the City Commission finds that making the proposed change as hereinafter set out will be in the public interest; and.t WHEREAS_. all conditions precedent required by law for a valid amendment to the Zoning Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section 20 of Ordinance No. 1695 as well as notices provided by Article 1011f_. Vernon's Annotated Civil Statutes .. amended in 1953, and notice was duly published in the Lubbock Morning Avalanche Journal more than fifteen {15) days prior to the date of the public hearing before the City Com- mission on such proposed amendment, and the public hearing according to said notice was duly held in the City Commission Room on the second floor of the City Hall, Lubbockll Texas, at which time persons appeared in support of the proposal;! and, after said hearing, it was by the City Commission determined that it would be in thekpublic interest, due to changed conditions .. that the Zoning Ordinance ~~ and the Zoning Map be amended in the manner hereinafter set forth in the body of , this Ordinance and this Ordinance having been introduced in final written form prior to first reading hereof; NOW. THEREFORE. BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and the same are hereby amended as follows, to-wit: ZONE CASE NO. 1092 Change two tracts of land out of Section 6, Block E-2, Lubbock County, Texas, from an "R-1" to a "R-3" {Tract 1) and a "C-4" {Tract 2) zoning districts. Said property is further described by metes and bounds to -wit: TRACT 1. Change from "R-1'' to "ll-311 BEGINNING at a point which is 812 feet North and 1006.2 feet East of the SW corner of Section 6, Block E-2, Lubbock County,. Texas, said point also being the NE corner of Lot 1~ D.A. v. Addition3 <.. • -..-- THENCE West along the North line of Lot 1, D .. A. v. Addition., a distance of 143. 5 feet; THENCE North a distance of 764. 68 feet; THENCE N. 59° 091 E. a, distance of 177.04 feet to a point in the West line of Englewood Avenue; THENCE South along the West line of Englewood Avenue a distance of 868.37 feet to the PLACE OF BEGINNING.· TRACT 2 Change from "R -111 to "C-411 BEGINNING at a point which is 812 feet north and 1006. 2 feet East of the SW corner of Section 6~ Block E-2# Lubbock County, Texas, said point also being the NE corner 'of Lot 1.,. D .. A.'v. Addition to the City of Lubbock; THENCE West along the North line of Lot 1, D.A. v. Addition~ a distance of 273.08 feet to a point in the East Right-of-way line of Loopt. 289; THENCE N. 2° 11' E. along the East Right-of-way line of Loop 289 a distance of 187.29 feet to a point of curvature; THENCE along a curve to the left having a radius of 219 feet, tangent distance of 58. 68 feet.. and a delta angle of 30° for a curve distance of 114. 7 feet to a point of tangency; THENCE N. 27° 491 W. along the East line of the Loop 289 Right-of-way a distance of 478 feet to a point of curvature; THENCE along a curve to the right having a racius of 207 feet, tangent distance of 196. 66 feet and a delta angle of 87° 04t for a curve distance of 314. 3 feet to a point in theSE Right-of-way line of the Brownfieli Road; THENCE Northeasterly along the Southeast Right-of-way line of the Brownfield Road approximately 320 feet to a point, said point being in the West line of Englewood Avenue; THENCE Southeasterly along the Southwesterly Right-of-way line of Englewood Avenue approximately 295 feet; THENCE South along the West line of Englewood Avenue approximately 933 feet to the PLACE OF BEGINNING; SAVE AND EXCEPT that tract as described above as-'tract 1. SECTION 2. THAT from and after passage and effective date of this Ordi- nance, said lots, tracts and parcels of land described in Section 1 hereof shall be' changed to the zoning districts indicated and the Official 1\{ap is amended in accordance herewith. · t-' AND IT IS SO ORDERED.
