AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY·OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 1080: CHANGE A TRACT OF LAND OUT OF SECTIO·
5, BLOCK J-s.,· LUBBOCK COUNTY~ TEXAS~ FROM AN uR-1" TO A "C-3'!
ZONING DISTRICT; SUBJECT TO CONDITIONS:
WHEREAS, the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommendati9n,
which was received by the City Commission and after due consideration, the City .II
Commission finds that making the proposed change as hereinafter set out will be i
the public interest; and,
WHEREAS .. all conditions precedent required by law for a valid amendment to
the Zoning Ordinance and Map Q.ave been fully complied with~ as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article lOllf, Vernonts Annotated Civil Statutes, amended in 1953, a na
notice was duly published in the Lubbock Morning Avalanche Journal more than
fifteen (15) days prior to the date of the public hearing before the City Com missio
on such proposed amendment, and the public hearing according to said notice was
duly held in the City Commission Room on the second floor of the City Hall., Lubbock.
Texas, at which time persons appeared in support of the proposal; and.r after
said hearing,. it was by the City Commission determined that it would be in the
public interest, due to changed conditions, that the Zoning Ordinance and the Zon · g
Map be amended in the manner hereinafter set forth in the body of this Ordinance
and this Ordinance having been introduced in final written form prior to first
reading hereof; NOW, THEREFORE~
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
ZONE CASE NO. 1080
Change a tract of land out of Section 5, Block J-S, Lubbock County,
Texas.. Said·tract is further described by metes and bounds to-wit:
BEGINNING at a point a distance of approximately 930 feet West
of the Southeast corner of Section 5, Block J-S, Lubbock County,
Texas, and at the west line of Loop 289 R -0-W, 'city of Lubbock,
Lubbock County., Texas;
THENCE West a distance of approximately 200 feet along the South
line of said Section 5 to the east line of Salem Avenue, City of
Lubbock, Lubbock County, Texas;
THENCE North a distance of approximately 1067. 5 feet along the
East line of said Salem Avenue to a point in the south line of an alley
which is between Itasca Street and Harvard S~reet;
THENCE East a distance of approximately 1152.65 feet along said
alley to a point in the west R-0-W line of Loop 28 9;
THENCE Southwesterly along the R-o-w line of Loop 289 to the
PLACE OF BEGINNING ..
from an "R-111 to a nc-3" zoning district~
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That a 4 to 1 parking ratio be provided.
2. That a 120t building setback from Salem Avenue be observed.
SECTION 2. THAT from and after passage and effective date of this Ordinan ,e~
said lots, tracts and parcels of land described in Section 1 hereof shall be change ··
to the zoning district indicated and the Official Map is amended in accordance
herewith.
AND IT IS SO ORDERED. I" I
