AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOW-
ING CHANGE: ZONE CASE NO. 958: CHANGE THE FOLLOWING DESCRIBED
PROPERTY BEING LOCATED ON THE NORTH SIDE OF 50TH STREET EAST
OF KNOXVILLE FROM AN 11R .. l" TO AN "R-311 ZONING DISTRICT.-SUBJECT
TO CONDITIONS,;
WHEREAS, the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommenda-
tion;, which was received by the City Commission and after due consideration, the
City Commie sion finds that making the proposed change as hereinafter set out will
be in the public interest; and,
WHEREAS, all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article 1011£, Vernon1s Annotated Civil Statutes, amended in 1953,
·and notice was duly published in the Lubbock Morning Avalanche Journal more
than fifteen (15) days prior to the date of the public hearing before the City Com-
mie sion on such proposed amendment, and the public hearing according to said
notice was duly held in the Assembly Room of the Central Fire Station Building,
located at 503 Avenue Kin Lubbock, Texas, at which time persons appeared in
support of the proposal; and, after said hearing, it was by the City Commission
determined that it would be in the public interest, due to changed conditions, that
the Zoning Ordinance and the Zoning Map be amended in the manner hereinafter
set forth in the body of this Ordinance and this Ordinance having been introduced
in final written form prior to first reading hereof; NOW, THEREFORE,
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to ... wit:
ZONE CASE NO,; 958:
Change the following described property, to-wit:
BEGINNING at a point which bears 689 feet West and 45 feet
North of the Southeast corner of Section Sixteen (16) Block B,
Lubbock County~ Texas;
THENCE North 395 feet to a point;
THENCE East 4 feet to a point;
THENCE North 133. 33 feet to a point in the South line of a
previously Eledicated alley;
THENCE West along the South line of a previously dedicated
alley a distance of 607 feet to a point in the East line of Knox-
ville A venue;
THENCE South along the East line of Knoxville Avenue a distance
of 378. 33 feet;
THENCE East 150 feet;
TH~NCE South 150 feet;
THENCE East 453 feet to the PLACE OF BEGINNING-
from an "R-111 to an "R-311 zoning district. .(Said property
being located on the North side of 50th Street East of Knox-
ville Avenue).
Subject to the following conditions:
1. That a minimum of one paved, off-street parking space be
provided for each unit of the apartment development.
Z.. That a minimum of 1• 500 square feet of ground area to
apartment unit be provided in the ~partment development.
3. That a minimum of a 52-foot building line be observed from
the North property line.
4. That a solid, six and one-half foot screening fence be placed
along the North side of this property* said fence to conform
with existing zoning regulations.
5. That the land unit be developed exclusively for apartment pur-
poses. not exceeding two stories.
6. That a minimum 25Mfoot yard be maintained along 50th Street
and along Knoxville A venue. · ·
1. That the apartment development provide in their planning for
on-site garbage and trash collection.
SECTION Z. THAT from and after passage and effective date of this ordi-
nance said lots~ tracts and parcels of land described in Section 1 hereof shall be
changed to the zoning district indicated and the Official Map is amended in accord
ance herewith.
AND IT IS SO ORDERED
