BLOCK 15,. HULIN HEIGHTS ADDITION SECOND INSTALLMENT• AN ADDITION TO THE CITY OF LUBBOCK~ LUBBOCK COUNTY.a TEXASa FROM AN ''R-1" TOAN "R.-3" ZONING DISTRICT. (SAID PROPERTY BEING LOCA- TED AT THE NORTHEAST CORNER OF THE INTERSECTION OF 50TH STREE AND GARY AVEN U~). SUBJECT TO CONDITIONS.; WHEREA~ the proposed change in zoning districts as hereinafter made ~ has been duly presented to the Zoning and Planning Commission for its recom- mendation, which was received by the City Commission and after due consider- ation. the City Commission finds that making the proposed change as hereinafter set out will be in the public interest; and, WHEREAS. all conditions precedent required by law for a valid amend-~ ment to the Zoning Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section ZO of Ordinance No. 1695 as well as notices provided by Article 1011£, Vernon 1 s Annotated Civil Statutes,., amended 11 in 1953, and notice was duly published in the Lubbock Morning Avala.rJ.Che Journa~ more th'an fifteen (15) days prior to the date of the public hearing before the City Commission on such proposed amendment~ and the public hearing according to said notice was duly held in the Assembly Room of the Central Fire Station Building~ located at 503 Avenue Kin Lubbock, Texas, at which time persons appeared in support of the proposal; an~ after said hearing, it was by the City Commission determined that it would be in the public interest, due to changed conditions., that the Zoning Ordinance and the Zoning Map be amended in the manner hereinafter set forth in the body of this Ordinance and this Ordinance having been introduced in final written form prior to first reading hereof; NOW THEREFORE: BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and the same are hereby amended as follows~ to-wit: ZONE CASE NO.o 939 Change Lots 11 through ZO inclusive, Block 15~ Hulin Heights Addition Second Installment~ an addition to the City of Lubbock,, Lubbock County~ Texas,. from an 11R-l11 to a n 11R·311 zoning district, ( Said property being located at the Northeast corner of the intersection of 50th Street and Gary Avenue). Subject to the following conditions: 1. That the alley be paved in conformance with City Specifications pertaining to same. prior to issuance of any building permit. z. That a solid• six-foot visual screening wall or fence of masonry construction, or the equivalent, be placed along the North property line., prior to the issuance of any building permit) provided; however• that the solid wall of a building, according to an approved site planJ may be used in lieu of a portion of said wall or fence of masonery as herein required. 3. That the development of the proper.ty shall be only single-story in height. 4. That refuse collection be provided by Dump Master type units with no alley pickup. __ ,, JMG:k!in _ SECTION 2.. THAT from and after passage and effective date of this Ordinance, said lots, tracts and parcels of land described in Section 1 hereof. shall be changed to the zoning district indicated and the Official Map is amended in accordance herewith.
