COUNTY,, TEXAS, FROM AN 11R-211 TO A "C-4" ZONING DISTRICT. {SAID
PROPERTY BEING LOCATED IN THE 2500 BLOCK OF 1ST STREET).; SUBJECT
TO CONDITIONS:
'
WHEREAS,. the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommenda-
tion, which was received by the City Commission and after due consideration:~ the
City Commission finds that making the proposed change as hereinafter set out will
be in the public interest; and,
WHEREAS._ all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with, as w~ll as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article lOll£, Vernon's Annotated Civil Statutes, amended in 1953~
and notice was duly published in the Lubbock Morning Avalanche Journal more
than fifteen (15) days prior to the date of the public hearing before the City Com-
mission on such proposed amendment, and the public hearing according to said
notice was duly held in the City Commission Room on the first floor of the City
Halla Lubbock• Texas. at which time persons appeared in support of the proposal;
and~ afte~ said hearing~ it was by the City Commission determined that it would
bein the public interest, due to changed conditions• that the Zoning Ordinance and
the Zoning Map be amended in the manner hereinafter set forth in the body of this
O.t'd:.nance and th~s Ordinance having been introduced in final written form prior to
first reading hereof; NOW., THEREFOREa
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THATOirdinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows2 to-wit:
ZONE CASE NO. 870
Change the Eu 15 feet of Lot 2.0., Block 8, F. R. Friend Addi-
tion to the City of Lubbock,. Lubbock County~ Texas~ £rom an
"R-211 to a "C-411 zoning district. (Said property being located
in the 2500 Block of 1st Street). Subject to the following condi.tims:
1. That this property be developed in connection with Lots 21:. 2.2,
2.3,. and 24 as a unit with frontage on College Avenue.
2. That the existing fence along the West side of the property
shall remain.
3. That no exits or entrances shall be placed in the West side of
the proposed building ~.
4. That the propoeed development shall observe a 100-foot saback
from College Avenue.

5. That the ingress and egress to the parking shall be worked out
with the Traffic Engineer of the City of Lubbock and shall be subject
to his approval.
6., That the trash and garbage cans be kept inside the building as
proposed.
7. That the owners and/ or developers shall make application for
and secure a building permit within ten months after the date of final
passage of this ordinance. ·
SECTION z. THAT from and after passage and effective date of this
Ordinance said lots;, tracts, and parcels of land described in Section
1, hereof shall be changed to the zoning district indicated and the Offi-
cial Map is amended in accordance herewith.
AND IT IS SO ORDERED
Passed by the Commission on first reading this 13th day of October ~* 1960.
Passed by the Commission on second reading this 14th day of October ~' 1960.
