THAT THE PARKING /_/'~ LOT BE PAVED WITH AN ASPHALTIC HARDTOP SURFACE,; Z,; THAT A SOL VJ SIX-FOOT VISUAL SCREENING WALL OR FENCE BE CONSTRUCTED ACROSS THE WEST SIDE OF THE PROPERTY AND ALONG THE NORTH SIDE OF THE PROPERTY TO A POINT EVEN WITH THE EXISTING SCREENING FENCE OF THE COMMERCIAL DEVELOPMENT TO THE NORTH. SAID WALL OR FENCE IS TO CONFORM WITH THE REGULATIONS OF THE ZONING ORDINANC.i1a WITH AN OPENING PERMITTED FOR VEHICULAR ACCESS TO THE ALLEY. 3. THAT THE ALLEY BE PAVED IN CONFORMANCE WITH EXISTING CITY ORDI- NANCES• WHEREAS;. the proposed change in zoning districts as hereinafter made has been duly presented to the Zoning and Planning Commission for its recommenda- tion~ which was received by the City Commission and after due consideration~ the City Commission finds that making the proposed change as hereinafter set out will be in the public interest; and» WHEREA~ all conditions precedent required by law for a valid amendment to the Zo:ping Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section ZO of Ordinance No. 1q 95 as well as notices provided by Article 1011£, Vernon1s Annotated Civil Statutes amended in 1953• and notice was duly published in the Lubbock Morning Avalanche Journal more than fifteen (15) days prior to the date of the public hearing before the City Com .. mission on such proposed amendmenta and the public hearing according to sa.id I notice was duly held in the City Commission Room on the first floor of the City Halla Lubbock• Texas:t at which time persons appeared in support of the proposal; and, after said hearing~ it was by the City Commission determined that it would be in the public interesta due to changed conditions., that the Zoning Ordinance and the Zoning Map be amended in the manner hereinafter set forth in the body of this Ordinance and this Ordinance having been introduced in final written form prior to first reading hereof; NOW~ THEREFOREa BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK: SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and the same are hereby amended as follows;t to-wit: ZONE CASE NO. 839 Change the following described property1, to-wit: BEGINNING at a point that is in the North line of Lot Z6• Block ZZ~ McCrummenls Second Addition to the City of Lubbocka Lubbook Gounty~ Texas,. said point being Z5 feet West of the original North- east corner of said Lot Z6; THENCE South 140 feet to a point in the South line of said Lot 2.6; THENCE West a distance of 2.80-2/13 feet to a point; THENCE North a distance of 140 feet to a point in the North line of Lot 20• said Block 22; THENCE East a distance of 2.80 ... 2/13 feet to the POINT OF BEGINNING; from an "R-2" to a "C-211 zoning district. (Said property being located in the 2400 Block of Avenue Q); Subject to the following conditions; l. That the parking lot be paved with an asphaltic hardtop surface. 2. That a solid., six-foot visual screening wall or fence be constructed across the west side of the property and along the North side of the pro- perty to a point even with the existing screening fence of the commercial development to the North. Said wall or fence is to conform with the regu- lations of the zoning ordinance,. with an opening permitted for vehicular access to tbealley. 3. That the alley be paved in conformance with existing City ordinances • .. SECTION 2..
