AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 800 : CHANGE CERTAIN PROPERTY LOCATED
BETWEEN AVENUE D AND G NORTH OF 34TH STREET FROM AN 11R-311 TO AN
"M-111 ZONING DISTRICT AND FROM A 11C-4" TO AN "M-111 ZONING DISTRICT
AS MORE PARTICULARLY HEREINAFTER DESCRIBED SUBJECT TO THE
FOLLOWING CONDITIONS: {1) THAT THE OWNERS AND/OR DEVELOPERS
SHALL MAKE: APPLICATION FOR AND SECURE A BUILDING PER.MIT WITHIN
TEN MONTHS AFTER THE DATE OF FINAL PASSAGE OF THIS ORDINANCE.
(2) THAT A SOLID SIX FOOT VISUAL SCREENING WALL OR FENCE OF
MASONRY CONSTRUCTION OR THE EQUIVAlENT BE CONSTRUCTED ALONG
THE NORTH PROPERTY LINE WHEN THIS PROPERTY IS PlATTED PRIOR TO
DEVELOPMENT.
WHEREAS, the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommenda-
tion, which was received by the City Commission and after due consideration, the
City Commission finds that making the proposed change as hereinafter set out will
be in the public interest; and, I
WHEREAS, all conditions precedent required by law for a valid amendment
to the Zoning Ordih.ance and Map have been fully complied with. as well as giving

notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided by Article 1011£, Vernon's Annotated Civil Statutes, amended in 1953, an
notice was duly published in the Lubbock Morning Avalanche more than fifteen {15}
days prior to the date of the public hearing before the City Commission on such
proposed amendment, and the public hearing according to said notice was duly held
in the City Commission Room on the first floor oft he City Hall, Lubbock, Texas,
at which time persons appeared in support of the proposal; and, after said hearing,
it was by the City Commission determined that it would be in the public interest, d
to changed conditions, that the Zoning Ordinance and the Zoning Map be amended in
the manner hereinafter set forth in the body of this Ordinance and this Ordinance
having been introduced in final written form prior to first reading hereof; NOW, , I
THEREFORE:

BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK: .. ~
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit;
ZONE CASE NO. 800
Change the following described Tract 1, to•wit:
TRACT 1.
BEGINNING at a point, said point being 914.5 feet North and
350 feet East of the Southwest corner of ·the Southeast 1/4 of
Survey 7, Block~· Lubbock County, Texas;
THENCE East for a distance of 969.44 feet to a point;
THENCE South for a distance of 707 feet, more or less, to
a point in the zone division line as established by ordinance
number 1695 of the City of Lubbock;

THENCE West along said zone division lin~ for a distance of
969. 44 feet to a point;

THENCE North for a distance of 707 feet, more or less, to the
PlACE OF BEGINNING, from an 11R-311 to an 11M-l'' zoning dis-
trict; and change the following described Tract 2, to-wit:
TRACT 2.
BEGINNING at a point, said point being 576.13 feet East and
65.25 feet North of the Southwest corner of the Southeast 1/4
of Survey 7, Block B, Lubbock County~ Texas, said point
being in the North right-of-way line of 34th Street;
THENCE North 89°5013011 East for a distance of 743.4 feet to
a point;
THENCE North for a distance of 140 feet, more or less, to a
poib.t in the zone division line as established by ordinance
number 1695 of the City of Lubbock;
THENCE West along said zone division line for a distance of
969.44 feet to a point•
THENCE Southfur a distance of 149 feet, more· or less, to
a poit.t ~n the North right-of-way line of 34th Street;
THENCE North 88°08130" East along said right-of-way line
for a distance of 226.25 feet to the PLACE OF BEGINNING,
from a 11C-411 to an "M-111 zoning district, (Sail property
being located between Avenue D and Avenue G on the North
side of 34th Street). Said Tracts 1 and 2 being changed sub•
ject to the following conditions:
(1) THAT the owners and/or developers shall make applica-
tion for and secure a building permit within ten months after
the date of final passage of this ordinance.
(2) THAT a solid six foot visual screening wall or fence of
masonry construction or the equivalent be constructed along
the North property line when this property is platted prior to
development.;
SECTION 2. THAT from and after passage and effective date of this Ordinanc 1
!said lots, tracts and parcels of land described in Section 1, hereof shall be ,change~
to the zoning district indicated and the Official Map is amended in accordance
herewith.
