PlACE CERTAIN PROPERTY LOCATED NOR OF 4TH STREET AN:> EAST A1im" NORTHEAST OF MACKENZIE STATE PARK I THE 11R-l" AND 11 C-311 ZONING DISTRICT AS HEREINAFTER MORE PARTICU LY DESCRIBED. WHEREAS, the proposed change in zoning districts as hereinafter made has been duly presented to the Zoning and Planning Commission for its recommendati n, which was received by the City Commission and after due consideration, the City Commission finds that making the proposed change as hereinafter set out will be i the public interest; and, WHEREAS, all conditions precedent required by law for ~ valid amendmentto I · the Zoning Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section Z.O of Ordinance No. 1695 as well as notices pr - vided by Article 1011£, Vernon's Annotated Civil Statutes, amended in 1953, and notice was duly published in the Lubbock Morning Avalanche more than fifteen (15 days prior t.o the date of the public hearing before the City Commission on such _ proposed amendment, and. the public hearing according to said notice was duly hel in the City Commission Room on the first floor of the City Hall, Lubbock, Texas, I t which time persons appeared in support of the proposal; and, after said hearing, i1 was by the City Commission determined that it would be in the public interest, due to changed conditions, that the Zoning Ordinance and the Zoning Map be amended i the manner hereinafter set forth in the body of thi15 Ordinance and this Ordinance having been introduced in final written form prior to first reading hereof; NOW, THEREFORE: BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK: SECTION 1, THAT Ordinance No. 1695 and the Official Zoning Map BE and t e same are hereby amended as follows, to-wit: ZONE CASE NO. 788 (A) Place the folhwing described tract of land in the "R-1'1 Zoning District except a certain tract as hereinafter described: BEGINNING at a point, said point being 150 feet East of the Northeast corner of Section 5, Block 0, Lubbock County, Texas; THENCE West along the North lines of Sectioas 6 and 5 of said Block 0, to a point in the City Limit Line of the City of Lubbock, Texas, as established by Ordinance No. 1595 of said City; THENCE in a Northeasterly direction along said City Limit Line as established by Ordinance No. 1595 and continuing along said City Limit Line to its intersection with the City Limit Line of the City of Lubbock, Texas, as established by Ordinance No. 1421 of said City, said City Limit Line also being in the East property line of Mackenzie State Pari; THENCE in a Northerly direction along said City Limit Line as established by Ordinance No. 1421 to its intersection with the South right-of-way line of Municipal Drive; :C THENCE Northeasterly along said South right-of-way line of Municipal Drive to its intersection with the West line of Sec- tion 5, Block A, Lubbock. County, Texas; THENCE North along the West line of said Section 5, Block A, to a point 150 feet North of the Northwest corner of said Sec- tion 5, Block A; THENCE East parallel to and 150 feet North of the North lines of Sections 5, 6, and 25 of said Block A, to a point 150 feet North and 150 feet East of the Northeast corner of said Section 6, Block A; THENCE South parallel to and 150 feet East of the East lines of Sections 6 and 3 of said Block A to the point and place of beginning. Said property has been annexed to the City of Lubbock by Ordinance No. 2.533 and is in the temporary•R-111 zoning District. (Said pro- perty is located generally North of 4th Street and East and North- east of Mackenzie State Park). (B) Save and except the following described tract of land (which forms a part of the above -described tract) shall be placed in the 11 C -311 zoning district. ':BEGINNING at a point, said pd.nt being the most westerly corner of Lot 5, Block 5, Gordon ... Bozeman Addition to theCity of Lubbock, Lubbock County, Texas; THENCE North 45°441 East for a distance of 900 feet, more or less, to a point in the West right-of-way line of Mulberry Avenue; THENCE East for a distance of 12.0 feet to a point; THENCE North to a point, said point being 74 feet North of the Southwest corner of Lot 13, Block 1, Lemon Subdivision, an addition to the City of Lubbock: THENCE North 70°2.71 East for a distance of 360 feet, more or less, to a point in the North Right-of-way line of ldaiou R-oad;...; THENCE North 45°44' East along said right-of-way line of Idalou Road to a point in the East rightwo£-way line of Niter Avenue; THENCE Not·th for a distance of 100 feet to a point; THENCE North 58°13\_,East for a distance of 750 feet, more or less, to a point in the City Limit Line of the City of Lubbock, Texas, as established by Ordiflance No. 2533 of said Cityi THENCE South along said City Limit Line to a point 170 feet South of the South right-.of-way line of Idalou Road; THENCE South 45°441 West to a point in the West right-of-way line of Olive Avenue; •. / THENCE SCiuth along the West right-of-way line of Olive Avenue to a point, said point being 1, 235 feet North of the South line of the Northeast 1/4 of Section3, Block A. Lub- bock, County, Texas; . THENCE West for a distance of 950 feet, more or less, to the Southwest corner of Lot 4, Block 2, Burles.on &t Osborn 2nd Addition to the City of Lubbock; THENCE South for a distance of 115 feet to a point; THE;NCE in a Southwesterly direction for a distance of 370 feet, more or less, to a point in the East right-of-way line of Mulberry Avenue, said point-being 187.4 feet South'o£ the South right-of-way line of Idalou Road._ THENCE in a Southwesterly direction to a point in the West right-of-way line of Mulberry Avenue, said point being the Southeast corner of Lot 1, Block 1, Gordon-Bozeman Addition; THENCE South 45°44• West for a distance of 362.38 feet to a point; THENCE North 44°161 West for a distance i>f 550 feet to the point and place of BEGINNING. SECTION z. THAT from and after passage and effective date of this Ordinan said lots, tracts and parcels of land described in Section 1 hereof shall be change to the .zoni.D-g district indicated and the Official Map is amended in accordance her - with.
