AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE OFFI-
CIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 780 : CHANGE LOT 1-AAND THE EAST 51.9 FE T
OF THE NORTH 1/2 OF LOT Z, BLoCK 5, SYFRETT SUBDIVISION AN ADDITIO 1
TO THE CITY OF LUBBOCK, LUBBOCK COUNTY, TEXAS, FROM AN "R-2u TO
"C-2" ZONING DISTRICT, SUBJECT TO THE FOLLOWING CONDITIONS: 1. T T
THE PROPERTY BE REPIATTED WITH FRONTAGE ON AVENUE Q. 2. THAT
SOUD SEVEN FOOT VISUAL SCREENING WALL OR FENCE OF MASONRY CON-
. ,STRUCTION OR THE EQUIVALENT BE CONSTRUCTED ALONG THE WEST SIDE (j,;)1~~ 1oF THE PROPERTY, SAID WALL OR FENCE SHALL CONFORM WITH EXISTING
· o . ZONING REGUlATIONS. 3. THAT THE OWNERS AND/OR DEVELOPERS SHAL
MAKE APPLICATION FOR AND SECURE A BUILDING PERMIT WITHIN TEN
MONTHS AFTER THE DATE OF FINAL PASSAGE OF THIS ORDINANCE.
WHEREAS, the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommenda-
tion which was received by the City Commission and after due consideration, the
City Commission finds that making the proposed change as hereinafter set out will
be in the public interest; and,
WHEREAS, all conditions precedent required by law for a valid amendment to
the Zoning Ordinance and Map have been fully complied with, as well as giving
notices in compliance with Section 20 of Ordinance No. 1695 as well as notices
provided··by Article 1011£, Vernon's Annotated O.vil Statutes, amended in 1953, an
notice was duly published in the Lubbock Morning Avalanche more than fifteen (15) J
days prior to the date of the public hearing before the City Commission on such
proposed amendment, and the public hearing actor.ding;to·s.aid noticiec-was duly held]
in the City Commission Room on the first floor of the Ci~y Hall~ Lubbock~ Texas, t
which time persons appeared in support of the proposal; '"and, after said hearing, it
was by the City Commission determined that it would be in the public interest~ due
to changed conditions, that the Zoning Ordinance and the Zoning Map be amended i
the manner hereinafter set forth in the body of this Ordinance and this Ordinance
having been introduced in final written form prior to first reading hereof; NOW
THERE FORE;:
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
the same are hereby amended as follows, to-wit:
ZONE CASE NO. 780
Change Lot l·A and the East 51.9 feet of the North 1/2
of Lot 2, Block 5, Syfrett Subdivision, an addition, to
the City of Lubbock, Lubbock County, Texas, from an
~·R·2rt t~ ~ "C-211 zoniq~_,.j_istrict, subject to the follow•
1ng conditlons: ·
1. That the property be replatted with frontage on Avenue
Q.
2. That a solid seven foot visaa.l screening wall or fence
of masonry construction or the equivalent be constructed
along the West side of the property. Said wall or fence
shall conform with existing zoning regulations.
3. That the owners and/or develope-r~ shall make applica.-.,.--.. ,.
'• t.ion for and secure a building permit within ten months
aft~r the date of final passage of this Ordinance.
SECTION 2. THAT from and after passage and effective date of this Ordinanc
said lots, tracts, and parcels of land described in Section 1, hereof shaE.lbe
changed to the zoning district indicated and the Official Map is amended in accord-
ance herewith.
AND IT IS SO ORDERED
