ORDINANCE NO. 2712
AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE OFF-
ICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 748: CHANGE CERTAIN PROPERTY LOCATED SOU H
OF THE BROWNFIELD ROAD AND WEST OF QUAKER AVENUE FROM AN "R-111
TO AN 11R-3" ZONING DISTRICT~ SUBJECT TO THE FOLLOWING CONDITION:
ONE OFF-ST,aEET PARKING SPACE SHALL BE PROVIDED FOR EACH DWELL-
ING UNIT.
WHER.EA.Sa the proposed change in zoning districts as hereinafter made has
been duly presented to the Zoning and Planning Commission for its recommendatio ~
which was received by the City Commission and after due consideration, the City
Commission finds that making the proposed change as hereinafter set out will be in

WHEREAS, all conditions precedent required by law for a valid amendment to
he Zoning Ordinance and Map have been fully complied with, as well as giving ~otices in compliance with Section 20 of Ordinance No. 1695 as well as notices
~rovided by Article 1011£~ Vernon's Annotated Civil Statutes:~~ amended in 1953, an

:SE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE and
ithe same are hereby amended as follows1 to-wit:
ZONE CASE NO. 748
Change the following described property from an 11R-l" to an fiR-311 zoning
district, to-wit:
A 3. 3074 acre tract of land located in Section 17, Block B, Lubbock
CotR-ty, Texas, de scribed by metes and bounds as follows:
BEGINNING at a point in the South boundary line of the North 1/2 of
said Section 17, Block B, said point being South 89°54'30" West a
distance of 859 feet from the Southeast corner of Northeast 1/4 of
said Section l 7, Block B;
THENCE North 0°01 12011 East a distance of 30 feet to a point;
THENCE North 36°05t5011 West a distance of f25. 91 feet to a point;

THENCE South 53°54t 1011 West~ 28 feet Southeast of and parallel to the
centerline of Brownfield Drive (23rd Street) a distance of 224• 28
feet to a point in said South line of North 1/2 of Section 171. Block B;
THENCE South 89054130" West along said 1/2 Section Line,. a distance
of 304. 31 feet to a point in the South line of the Bullard Addition and
being the centerline of previously dedicated Toledo Avenue;
THENCE South 36°06t5011 East a distance of 339. 09 feet to a point;
THENCE North 89059110" East a distance of 359.72 feet to a point;
THENCE North OOO!l20'! East a distance of 274. 74 feet to the point
and PLACE OF BEGINNING.
(Said property being located in the vicinity of 23rd Street and Quaker
Avenue).
Subject to the following condition: one off-street. parking space shall be pro-
vided for each dwelling unit ..
SECTION 2. THAT from and after passa-ge and effective date of this Ordinan e,
said lotst tracts and parcels of land described in Section 1 hereof shall be change
to the zoning district indicated and the Official Map is amended in accordance
herewith.
