AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND ¥HE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWIN
CHANGE: ZONE CASE NO. 722 -CHANGE THE SOUTH ONE-HALF (S 1/2)
OF LOT 1 AND THE SOUTH ONE-HALF (S 1/2) OF THE EAST 51. 9 FEET OF
LOT 2, BLOCK 5, SYFRETT SUBDIVISION• AN ADDITION TO THE CITY OF
LUBBOCK, LUBBOCK COUNTY,. TEXAS, FROM AN 11R-2" TO A "C-211
ZONING DISTRICTi (SA.ID PROPERTY BEING LOCATED IN THE 4400 BLOGK
OF AVENUE Q) SUBJECT TO THE FOLLOWING CONDITI01'i$: 1. THAT A
SOLID SEVEN FOOT VISUAL SCREENING WALL OR FENCE OF MASONRY

WHEREAS,. the proposed chnage in zoning districts as hereinafter made
has been duly presented to the Zoning and Planning Com.mission £or its
recommendation, which was received by the City Commisssion and after due
consideratio~ the City Commission finds that making the proposed change as
hereinafter set out will be in the public interest; an~
WHEREAS~ all co~ ditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied with, as well as
giving notices in compliance with Section ZO of Ordinance No. 1695 as well as
notices provided by Article 1011£, Vernon1 s Annotated Civil Statutes., amended
in 1953,. and notice was duly published in the Lubbock Morning Avalanche more
than fifteen (15) days prior to the date of the public hearing before the City
Commission on such proposed amendrnent1 and the public hearing according to
said notice was duly held in the City Commission Room on the first floor o!
the City Hall, Lubbock:, Texas, at which time per sons appeared in support of
the proposal; and, after said hearing, it was by the City Commission determine
that it would be in the public interest., due to changed conditions., that the
Zoning Ordinance and the Zoning Map be amended in the manner hereinafter set
forth in the body of this Ordinance and this Ordinance having been introduced in
final written form prior to first reading hereof; NOW. THEREFORE~
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE
and the same are hereby amended as follows~ to-wit:

Change the South one-half (S 1/2) of Lot land the South one-half
(S 1/Z) of the East 51. 9 feet of Lot 2, Block 5, Sy!rett
Subdivision, an addition to the City of Lubbock, Lubbock:, Countyi

Texas~ from an "R-2" to a "C-2" zoning district1 (Said property being
located in the 4400 Block of Avenue Q) Subject to the following conditions:
1. That a solid seven foot visual screening wall or fence of masonry
._;o construction or the equivalent be constructed along the West side
of the property. Said wall or fence shall conform with existing
zoning regulations.
2. That the owners and/or developers shall make application for
and secure a building permit within ten months after the date
of final passage of this ordinance.
SECTION 2. THAT from and after passage and effective date of this
Ordinance~ said lots, tracts and parcels of land described in Section 1 hereof
shall be changed to the zoning district indicated and the Official Map is amended
in accordance herewith.
AND IT IS SO ORDERED
